Role Summary
The Maintenance Superintendent is responsible for identifying, coordinating, and performing all regular maintenance activities at the rental buildings in their geography. This includes responding to resident requests, Property Manager/Assistant Property Manager requests, and RMS corporate office requests. This position ensures our residents have functional apartments in excellent condition, all building operations and amenities are performing at the high standards of the RMS brand, and that RMS is providing the highest level of friendly, responsive service available in the marketplace. This position reports to the Property Manager.
Role Responsibilities
The Maintenance Superintendent is responsible for identifying, coordinating, and performing all regular maintenance activities at the rental buildings in their geography. This includes responding to resident requests, Property Manager/Assistant Property Manager requests, and RMS corporate office requests. This position ensures our residents have functional apartments in excellent condition, all building operations and amenities are performing at the high standards of the RMS brand, and that RMS is providing the highest level of friendly, responsive service available in the marketplace. This position reports to the Property Manager.
Role Responsibilities
- Ensure buildings and grounds are meticulously maintained
- Evaluate incoming maintenance requests and execute or assign them as required
- Perform building walkthroughs and identify maintenance needs
- Respond to resident requests quickly and with friendly service
- Execute building maintenance tasks
- Coordinate necessary repairs and maintenance with outside sub-contractors
- Coordinate tenant move-ins and move-outs
- Handle all necessary work for apartment turns including painting, miscellaneous sheetrock and taping, carpet shampooing, miscellaneous repairs
- Develop, implement and oversee a preventive maintenance program for all facilities and equipment
- Contain maintenance costs through smart purchasing, evaluating cost/benefit of doing work internally vs. hiring subcontractors, and identifying proactive maintenance strategies
- Work with the Property Manager on monthly maintenance schedules
- Coordinate the maintenance schedule and expectations for the Superintendent, Maintenance Staff, and subcontractors
- Prioritize maintenance requests so critical issues and customer requests are dealt with quickly
- Create and distribute checklists to maintenance crew for walkthroughs and before closing a ticket
- Own and maintain the Yardi list of maintenance tickets including entering new tickets, update and assign tickets, record detailed notes for each ticket, and close tickets as appropriate
- Provide performance feedback to the maintenance staff
- Accurately record and report their own time
- Work with the Concierges, Property Manager, or Assistant Property Manager on miscellaneous maintenance tasks
- Record and communicate messages to the Concierges, Property Manager, and Assistant Property Manager, when necessary
- Minimum 2 years’ experience in building maintenance (experience and or familiarity with all trades including carpentry, plumbing, electrical, appliance repair)
- Bilingual (English/Spanish) strongly preferred
- Ability to read, write and speak English proficiently
- Must have a current, valid driver’s license and reliable transportation
- This is a full-time position and candidates will be required to be on call for emergencies
- Must have basic computer and internet knowledge
