The General Manager of the Life Safety Division oversees all aspects of fire alarm system projects, ensuring they are completed safely, efficiently, and within budget. - Review project scope and bid analysis before contract execution.
- Apply for and obtain required fire alarm permits and licenses per Authority Having Jurisdiction (AHJ) requirements.
- Develop and coordinate project schedules with General Contractors.
- Identify and resolve design or construction issues that could impact budgets or timelines.
- Oversee material procurement and manage buyouts of large material packages.
- Attend jobsite progress meetings until a full-time foreman is assigned to the project.
- Conduct daily check-ins with job foremen to discuss labor management, material needs, and job progress.
- Compute cost estimates and prepare budgets for planning, bidding, and resource allocation.
- Manage the change order process, including estimating, tracking, and approval.
- Review and approve vendor invoices, subcontractor payments, and weekly timecards.
- Update project progress and completion percentages in the PM worksheet for accurate tracking.
- Prepare monthly job cost reports to support accurate AIA billing.
- Review weekly productivity reports and provide updates in weekly job review meetings.
- Directly supervise job foremen, the General Superintendent, and field employees.
- Work closely with the General Superintendent and leadership team to assess manpower needs
- Review foremen's two-week look-ahead schedules to ensure progress aligns with job plans.
- Attend and participate in weekly company job review meetings to assess project status and address challenges.
- Promote a positive, collaborative work environment while ensuring high standards of quality and efficiency.
- Responsible for hiring, training, and assigning work, as well as evaluating performance and providing feedback.
- Manages employee recognition, disciplinary actions, and resolves workplace issues as needed.
- Ensure fire alarm systems comply with regulatory standards and industry best practices.
- Provide safety documentation and support for field crews.
- Investigate and document any safety incidents or jobsite accidents
- Ensure subcontractor scopes of work are clearly defined, and contracts are reviewed before execution.
- Approve timecard submissions and coordinate with field teams to ensure accurate payroll processing.
- Provide forms and documentation for safety meetings and maintain compliance with safety policies.
Education and Experience:
- NICET Level III certification required.
- Six years of experience in fire alarm, data, access control, and CCTV systems, with prior roles such as Foreman, Superintendent, or Project Manager.
- Bachelor's degree in Construction Management or a related field (preferred) with at least two years of field experience.
- Proficient in MS Word, Excel, Project, Outlook, Autodesk Build or Procore, Labor Chart, and Jonas Construction.
- NICET Level III
- Johnson County, KS DFA Fire Alarm Contractor License
- Olathe, KS U.L. Listing
- Kansas City, MO Fire Alarm License
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.
- Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
- Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
- Regularly exposed to outdoor weather, high locations, moving mechanical parts, and electrical risks.
- May work in extreme temperatures (non-weather-related) with varying noise levels.
- Frequently required to stand, walk, climb, stoop, kneel, and lift/move items up to 100 pounds.
- Specific vision abilities include close vision, distance vision, peripheral vision, and depth perception.
