Maintenance Worker

POSITION PURPOSE

Will perform general maintenance and repairs for assigned equipment and facilities including plumbing, electrical, basic carpentry, heating and cooling, and other building systems.

Essential Functions And Basic Duties

• Heating / Air Conditioning
• Daily checks include but not limited to:
• Grease bearings
• Belts
• Motors
• Loose wiring
• Actuators
• Energy Management System (make sure all rooms are at an acceptable temperature)
• Circulating pumps
• Monitor AC/Heating temperatures in buildings and adjust/repair as necessary
• Supervise onsite vendors, when Supervisor is not available, to ensure job is done correctly and efficiently
• Check all lighting inside and outside of building
• Replace bad bulbs, repair bad ballasts, and replace bad fixtures
• Clean all light fixtures inside and outside of building
• Clean off all dirt, bugs, cobwebs, etc.
• Clean/disinfect drive-in deposit stands (Ave. Q only, as Cypress does not have a drive-in)
• Including cameras, buttons, facings, etc.
• Including cleaning outside of ATM (facing)
• Clean cobwebs from outside of building
• Clean bird nests from building nooks and signage
• Repaint, as necessary, all drive-in area concrete bollards
• Check sprinkler system
• Make sure system is set for proper watering days
• Check for correct operation and all stations in in proper working order
• Check and repair all broken sprinkler heads and water lines
• All general maintenance duties, including but not limited to:
• Repair minor plumbing issues
• Repair/replace sink faucets and water lines
• Repair door closures and locks
• Minor carpentry and tile work
• Touch up painting
• Repair furniture
• Repair all other equipment as able to
• Pick up trash from outside of building
• Building shelving as necessary
• Treat lawn for ant beds
• Including treating interior ant problems
• Move furniture, filing cabinets, files, storage boxes, etc.
• Minor trimming of low hanging tree limbs
• Minor electrical work
• Repair/replace outlets, light switches, ballasts, photocells, timers as able
• Replace outside flooding lighting as necessary
• Install and maintain drive-in car sensor notification
• Repair/replace flags and flags clasps
• Help with special events
• Includes setting up chairs, tables, tents, etc.
• Setting out flags for special events
• Delivering miscellaneous supplies
• Change air conditioning filters quarterly
• Inside of building as well as exterior units
• Sweep ice and snow from sidewalks
• Includes spreading de-icing materials
• Observe surrounding premises for unusual activity
• Help in decorating during the Christmas holidays if requested
• Sweep all 4 levels of parking garage (Abilene Cypress only)
• Sweep and blow off sidewalks
• Repair concrete flooring and stairwells in parking lots (Abilene Cypress only)
• Open/close building 7:00 a.m. – 7:00 p.m. (Abilene Cypress only)
• Open/close bank doors during normal business hours (Abilene Cypress only)
• Water outdoor plants (this does not apply to Lubbock as outdoor plants watered by drip line)
• Repair and prepare offices for new tenants (Abilene Cypress only)
• Act as Security Guard as needed
• Turn on lights in the morning in the hallways and bank areas (Abilene Cypress only)
• Minor repair of roof leaks
• Items bolded and in italics are deemed as the most important duties of the Maintenance personnel.
  
  

Qualifications

Education/Certification: High school diploma required or equivalent required.

May require specialized licenses at certain locations.

Required Knowledge: Knowledge of general carpentry and repair.

Experience Required: Experience performing routine maintenance.

Skills/Abilities : Ability to follow instructions from supervisors or local management.

Ability to use hand tools and power tools.

Excellent organizational and time management skills.

Professional presentation and attitude.

accurately, loudly, or quickly.

Average Hearing : Able to hear average or normal conversations and receive ordinary information.

Repetitive Motion: Movements frequently and regularly required using the wrists, hands, and/or fingers.

Average Visual Abilities : Average, ordinary, visual acuity necessary to prepare or inspect documents or products, or

operate machinery.

Physical Strength : P rolonged periods of standing and walking. Must be physically able to climb ladders, bend, or crawl into awkward spaces. Must be able to lift to 50 pounds at a time.
