At Atwood Management, we are seeking a dedicated Property Manager to oversee our properties in and around Mankato, MN. Qualified candidates will have some sales/retail experience, have outstanding customer service and strong verbal and written communication skills. Must love to work in a fast-paced industry, have strong multi-tasking skills and be willing to work some evenings/weekends.

We are looking for someone who can help our team maintain a low vacancy rate and keep strong relationships with current and future residents. Additionally, candidates must be organized and possess strong computer skills. We offer competitive pay and benefits. Atwood Management requires a background screening as a condition of employment.

Rental Properties

Essential Duties and Responsibilities:

  • Maximize Occupancy: Ensure properties achieve and maintain maximum occupancy.
  • Marketing: Collaborate on marketing campaigns to promote properties.
  • Leasing: Conduct property tours, lease apartments, and manage renewals.
  • Traffic Monitoring: Monitor traffic logs, guest cards, and waiting lists.
  • Compliance: Adhere to Fair Housing rules and regulations.
  • Market Analysis: Gather and analyze market competition and trends.
  • Professional Representation: Represent the company professionally.

Administrative

  • Financial Accuracy: Ensure rent, deposits, and fees are posted accurately.
  • Lease Management: Confirm leases and associated paperwork are completed and entered into the database.
  • Communication: Respond to phone calls and emails regarding assigned properties.
  • File Maintenance: Ensure resident files are digitally uploaded and well-maintained.
  • Application Processing: Approve and process rental applications and lease documents.
  • Paperwork Accuracy: Ensure administrative paperwork is accurate and timely.
  • Emergency Response: Manage property emergencies promptly according to guidelines.
  • Document Updates: Keep resident handbook, leases, policies, and procedures up to date.
  • Online Listings: Update and publish available units online.
  • Move-in Coordination: Prepare and schedule move-in paperwork and key pick-up appointments.
  • Vacancy Management: Review vacancy reports and coordinate the move-out process.

Resident Relations

  • Resident Concerns: Address resident concerns and requests promptly.
  • Retention Programs: Develop and implement resident retention programs.
  • Notice Distribution: Coordinate the distribution of company or community-issued notices.
  • Policy Enforcement: Implement and enforce property policies, rules, and regulations consistently.
