Brief Description

Job Objective:

Under the management of the Director of Engineering/Facilities Services, the Maintenance Mechanic II, performs from 25 % to 60 % in a skilled trade, and performs specialized duties associated with maintenance and repairs of building and equipment maintenance in one or more of the following trades; electrical, cabinet making and repairs, plumbing, refrigeration, painting and wall preparation, carpentry, installing and repairing locks and door repairs, welding, plant maintenance and H.V.A.C. repairs to accomplish the objectives of the engineering department.

Essential Duties and Responsibilities:

  • Routine Maintenance of Campus Facilities:
    • Diagnoses, troubleshoots and determines method of repair to equipment and systems according to blueprints and manufacturing specifications according to their skilled trade.
    • Start equipment and systems, observe operation, read gauges, instruments and adjust mechanisms such as values, controls, and pumps to control level of fluid, pressure, and temperature according to their skilled trade.
    • Dismantle malfunctioning systems and test components using electrical, mechanical vacuum pumps and pneumatic testing equipment in their skilled
    • Performs other duties not associated with their skilled duties as needed by the
    • Makes routine rounds of the facility, medical office buildings, physical plant and other off site buildings as needed.
    • Performs electrical wiring, control wiring, low voltag1e wiring and their installation according to their skilled trade.
    • Operates refrigeration recovery system per code, maintains all records pertaining to refrigerants and equipment in their skilled trade
    • Performs service work on V.A.C. systems
    • Screws, bolts, rivets, welds, solders, sil-fousins and brazes parts to assemble structural and functional components such as motors, controls, switches, gages, wiring harnesses, valves, pumps, compressors, condensers, cords and pipes on equipment and systems according to their skilled trade.
    • Performs and follows the operations necessary to dismantle, repair, rebuild andl install electrical components as required according to their skilled trade
    • Perform intricate troubleshooting based on system performance specifications according to their skilled trade
    • Maintains and repairs steam traps, piping, and other plumbing in and around the physi1cal plant and facility
    • Maintains logs of plant operation and records all maintenance repairs or alterations to all equipment in the pliant according to their skillled trade
    • Operates and maintains routine maintenance and repairs to chillers, pumps, cooling towers, test water in towers, cl.osed I.oops and other systems and maintains proper chemicals and maintains all logs according to their skilled trade
    • Performs locksmith repairs such as making1keys, repairing doors and door locks according to their skilled trade

    B. Preventative Maintenance:

    • Operates and maintains periodic inspections of boilers and equipment on gas and oil fired boilers and hot water heaters. Test water boilers, condensate, feed water and other systems and maintains proper chemicals and blows down boilers and maintains all logs on chemicals systems and its auxiliary purposes according to their skilled trade.

    C. Computer/Customer Support

    • Operates and maintains plant energy management computer system
    • Maintains records of time and materials according to their skilled trade
    • Assists customers that call on Engineering Trouble Call Line, and places work orders accordingly

    Non-Essential Duties:

    • Maintains lighting, cabinetry, furniture, plumbing1fixtures, piping and clogged drains throughout the facility and grounds
    • Maintains and cleans shop, break room, physical plant and other work areas

    Knowledge, Skilfs and Abilities:

    Knowledge

    • Knowledge of the uses of the more common hand tools such as wrenches and drills, etc
    • Knowledge of electrical materials and their applications according to their skilled trade
    • Knowledge of emergency power generation and automatic load transfer switches
    • Knowledge of basic low voltage and control circuit wiring according to their skilled trade
    • Knowledge of the national electrical code according to their skilled trade
    • Knowledge of the National Fire Protection Association Electrical code according to their skilled trade
    • Knowledge of the procedures for operating high pressure steam boilers and allied equipment according to their skilled trade
    • Knowledge of pressure, temperature, water level, and other indicating instruments used in the operation of high pressure baller equipment according to their skilled trade
    • Knowledge of mechanical repairs and maintenance of refrigeration equipment according to their skmed trade
    • Knowledge of HVAC systems, pneumatic controls, DOC controls, Volume control dampers and fire dampers.
    • Knowledge of Plumbing systems, hot water systems, chilled water systems, heating hot water systems, steam lines and domestic water systems.

    Skills

    • 5 years' experience in building maintenance and one additional year experience in one of the following specified trades as; electrician, plumber, carpentry, cabinetmaker, painter, welder, refrigeration, plant maintenance, locksmith

    Required Licensure and/or Certifications:

    • Refrigeration - EPA and CFC Certification preferred
