Project Manager II - Construction
Tasks
This position will require frequent standing, walking, and sitting. Site visits may require the employee to stoop, kneel, crouch, or crawl and could require regular work with small hand tools and other construction related equipment. The employee will frequently be required to lift to 10 pounds and occasionally required to lift to 25 pounds
This position requires subjecting the employee to outdoor weather conditions and ongoing construction activities.
Education/Experience:
Associate Degree in Construction related field or 5+ years industry experience including 2+ years supervisory experience. BuildPro/SupplyPro experience preferred. Basic knowledge of Microsoft Office. FTQ, SFI, ABCO, Avid trained. Knowledgeable in reading options/selection sheets & change orders. EEBA certified. OSHA 10 Hour trained, Construction Defect knowledge preferred. Customer service, business, or related field experience required.
Tasks
- Review project plans and specifications, coordinate design, scheduling, value-engineering measures, and potential construction issues.
- Assist in preparation of a variance budget.
- Prepare and issue the project schedule.
- Ensure Assistant Project Managers, employees, and contractors carry out all work functions as per plan, specifications, and scopes of work.
- Assist in managing all functions related to project and site management including project control, construction management, and procurement to meet project(s) goals.
- Assist in assembling job site office, including safety and equipment requirements.
- Assist in the management of the following: budgets, schedules, billing, plans, permits, RFIs, and change orders.
- Schedule and conduct project meetings; preparing and issuing meeting minutes.
- Monitor and conduct reviews of Plans and Details.
- Maintain positive working relationships, effective and on-going communications with construction, contractor, consultant, and municipal management teams.
- Identify risks and ensure operational impacts are minimized.
- Ensure QA/QC programs are effectively established and implemented.
- Identify APM-related training needs and conduct training as required.
- Perform assigned project reviews.
- Ensure all OSHA, Health and safety guidelines are followed for the safety of employees, subcontractors, and clients.
- Manage all homeowner documents including, but not limited to, Pre-Construction, Pre-Drywall, Orientation, Final, and Component Verification Lists.
- Coordinate third-party walks, track all findings, and facilitate repairs with Assistant PM’s.
- Track the usage of FTQ360, identify training requirements, and help comply with 100% usage.
- Track open safety items, and coordinate with APM’s on getting items abated within 2 business days.
- Coordinate directly with Safety Consultant to set up monthly trade safety meetings held in construction offices.
- Work closely with Community Development Team on scheduled lot takedowns and verify ownership prior to vertical construction.
- Verify and complete perfect start checklists.
- Be prepared to report status of all homes under production for designated communities.
- Oversee stormwater management. Responsible for contacting stormwater vendor and ensure installation of BMP’s are in accordance with Approved SWMP. Coordinate directly with City Officials for initial review of lot takedowns.
- Be prepared to assist and carry out functions as needed in the absence the APM.
- Ensure completion of and track all third-party testing and inspections as required.
- Prepare and issue Variance Purchase Orders prior to completion of any additional work.
- Oversee and direct construction projects from start to completion.
- Conduct all homeowner Pre-Construction and Pre-Drywall walks.
- Work directly with company third-party quality inspector to mitigate and clear noted deficiencies within a week.
- Conduct 100% of required QA inspections using company QA management software.
- Ensure daily updates to project schedules are adhered to.
