Assistant Manager needed at Belmont Shores Mobile Home Park!!!

Purpose

Under the general supervision of the Property Manager, the Assistant Manager’s primary responsibility is to support the Property Manager in all phases of the operation including, but not limited to, general property administration, maintenance, and property operations. Performs related duties as assigned.

Essential Duties

Provide assistance and support to the Property Manager including but not limited to:

  • Ensure property is covered 24 hours a day, 365 days a year, by someone who is knowledgeable of Employer emergency procedures, vendors to contact and location of all Community utilities systems. Must be ON CALL for emergencies by cell phone. Please read and acknowledge Newport Pacific Capital Co.’s “ON CALL POLICY”.
  • Assist in the enforcement of safety, health and aesthetics violations.
  • Prepare and maintain a variety of records and reports related to projects, employees, and assigned activities.
  • Implement workflow procedures based on direction form Property Manager.
  • Assist in management of property operations, including resident related and facilities related issues as well as the supervision and direction of employees and contractors in the absence of the Property Manager.
  • Assist Property Manager with preparation of schedules and in directing on-site employees and contractors to specific duties.
  • Be familiar with, understand, and comply with all laws and regulations relating to management and operation of the property.
  • Communicate with community residents and Property Manager to exchange information, coordinate activities and programs and resolve issues or concerns.
  • Provide co-worker support in escalated situations.
  • Advise Property Manager of any issues to ensure orderly and efficient operations.

Job Duties

  • Attend regular staff meetings.
  • Assist Property Manager with the preparation of park billing, rent collection, and submission of rent rolls to corporate office.
  • Assist Property Manager, if necessary, with bank deposits at the end of each rent collection day.
  • Assist Property Manager with upkeep of logbook containing all complaints and incidents.
  • Assist Property Manager with filing traffic, vacancy, delinquency and termination reports.
  • Assist Property Manager with preparation of all administrative reports (e.g. homeowners profile, market surveys, rent increases, new move-ins, move-outs, evictions, etc.) on approved Community forms and submission to corporate office.
  • Assist Property Manager with monthly site inspections and minor maintenance work.
  • Assist in setting up and taking down equipment for various Community programs.
  • Other duties as assigned

Work Experience
