We are looking for a talented Assistant Community Manager to join our dedicated team of Community Champions! The Assistant Community Manager is a dynamic position that provides key office support in all areas of property management including staff management, leasing, marketing, compliance, accounting, resident satisfaction, and maintenance activities to accomplish occupancy and income goals—while adhering to company policies and all applicable laws including Fair Housing. Experience with affordable housing and tax credit (LIHTC) compliance is highly preferred.

Assistant Manager Essential Functions:Include but are not limited to:

  • Collections: Assist with rent collection efforts in accordance with local law, including supporting the eviction process when necessary.
  • Resident Retention: Creatively engage residents through programs and promotions to enhance satisfaction and minimize turnover.
  • Resident Relations: Act as a front-line team member by maintaining positive relations with residents, prospects, vendors, and co-workers.
  • Occupancy Management: Oversee and schedule all aspects of the make-ready process to ensure timely unit availability.
  • Leasing and Sales: Support leasing team to exceed occupancy goals; manage lease renewals and associated documentation.
  • Overall: Partner with the Community Manager on budgeting and community goals. Support safety initiatives and make recommendations for improvements.

Qualifications:

As always, cultural alignment is key. Assistant Managers who thrive at The Neiders Company typically demonstrate:

  • Experience required: A minimum of two (2) years in property management and at least one (1) year of leadership experience or equivalent.
  • Tax Credit (LIHTC) knowledge: Experience with affordable housing and tax credit compliance is strongly preferred.
  • Education: High school diploma or equivalent required; Bachelor’s degree preferred.
  • Communication skills: Strong interpersonal skills and presence during onsite tours and resident interactions.
  • Financial acumen: Proficiency with timely and accurate reporting; proven ability to assist in rent collections.
  • Technical ability: Comfort using standard software and property management platforms such as Yardi.
  • Ownership mindset: A proactive, team-first attitude with a commitment to community success.
  • Problem-solving: Tactful, empathetic, and solutions-oriented when resolving resident and associate concerns.
  • Mobility: Ability to navigate stairs, post notices, and tour the property regularly.
