LOCATIONS:
This position will report to the Heritage Building Maintenance Office and is expected to travel to alternate locations required to complete sales and services.
Job Summary
The Director of Special Services will lead the transformation of the department, focusing on rebuilding, optimizing, and scaling operations. The Special Services Department is defined as all services that are not included in the regular scope of janitorial contracts, they will include, but not be limited to: post construction, carpet programs, floor work, SPMC, disinfection, window cleaning, dusting, and building remediation. The Director will enhance service delivery, driving revenue through effective service sales, scheduling, and training top rated technicians. The Director will oversee all service-related activities, ensuring high employee retention, improved profit margins, and increased customer satisfaction. This position requires collaboration with other departments to ensure alignment with overall company objectives.
Direct Reports
The work is performed in a variety of various locations including, but not limited to offices, medical centers, and schools with a wide variety of people with differing functions, personalities, and abilities.
Physical Demands
The work requires routine walking, standing, bending, and carrying items weighing up to fifty pounds. This job description is not an employment agreement or contract. Management has the exclusive right to alter the scope of work within the framework of this job description at any time without prior notice.
Additional Details
Direct Deposit Pay every other Friday. Medical, Dental, Vision Insurance to start the first of the month following the date of hire. 401K with a company match available for full time employees working 30+ hours per week after one year of continuous full-time employment. Paid Holidays after 90 days for full time employees working 30+ hours per week. PTO accumulation for full time employees working 30+ hours per week after one-year of continuous full-time employment.

- Rebuild and revamp the special services department.
- Manage daily operations of the department.
- Design and implement processes and systems for top service delivery.
- Develop, market, and sell special services, including upselling and cross selling opportunities.
- Schedule special service jobs, ensuring optimal usage of resources for maximum efficiency and increased profit.
- Create and implement initial and continuous training programs for staff to ensure high service quality, safety, and usage of best practices.
- Create a great employee culture with increased employee satisfaction and retention.
- Take the lead in maintaining all assigned keys and badges safely for Heritage buildings for the department.
- Ensure departments compliance with company policies, industry standards and regulatory requirements.
- Monitor and manage profit margins through cost control, labor management, pricing optimization and service efficiency.
- Address and resolve customer complaints and service issues promptly and professionally.
- Facilitate communication and collaboration between departments to ensure integrated service delivery.

- Ability to follow oral and written instructions.
- Ability to prioritize multiple tasks.
- Strong leadership and team management skills wit the ability to motivate and develop staff.
- Ability to work independently as needed to support the group effort.
- Must be proficient in Microsoft Office programs including Excel, PowerPoint, and Microsoft Word.
- Must be able to utilize company issued technology including smart phones, tablets, and computers.
- Must have a minimum of 5 years’ experience in a service management role, preferable within a similar industry.
- Proficiency in Outlook or other email-based systems will be required.
- Ability to communicate in English required, being bi-lingual in Spanish, would be a plus.
- Ability to work a flexible schedule is required.
- Must be 18 years of age or older.
- Must be legally authorized to work within the United States.
- High School Diploma or GED preferred.
- 5 years management experience required.
- Valid driver’s license is required.
- Must be willing to submit to all criminal background check(s) required by company/clients.
