Position Summary
We are seeking a highly organized and experienced Superintendent to lead field operations for an 8-story residential construction project. The ideal candidate will oversee daily site activities from pre-construction planning through project completion, ensuring safety, schedule adherence, quality control, and effective subcontractor coordination. A portion of responsibilities will involve assisting with pre-construction efforts, including site logistics planning, constructability reviews, and early procurement coordination.

Position Summary
We are seeking a highly organized and experienced Superintendent to lead field operations for an 8-story residential construction project. The ideal candidate will oversee daily site activities from pre-construction planning through project completion, ensuring safety, schedule adherence, quality control, and effective subcontractor coordination. A portion of responsibilities will involve assisting with pre-construction efforts, including site logistics planning, constructability reviews, and early procurement coordination.
Pre-Construction Phase
- Collaborate with Project Manager, Design Team, and Project team during design and planning.
- Assist in developing site logistics plans, safety plans, and construction schedules.
- Review drawings and specifications for constructability and conflict identification.
- Provide input on subcontractor scopes, construction sequencing, & material lead times.
- Participate in pre-construction meetings with owners, consultants, and trade contractors.
- Participate in trade contractors searching, communication, evaluation, site visits, bidding activities.
- Lead on-site activities, ensuring all work is performed safely, on time, within budget, and in accordance with project drawings/specifications.
- Coordinate and manage daily activities of subcontractors, vendors, and field staff.
- Coordinate and manage inspections, tests program, coordinatization with building officials and service providers.
- Enforce company safety program and maintain compliance with OSHA standards.
- Maintain project documentation including daily logs, safety reports, RFIs, and inspection records.
- Manage quality control processes, including inspections and third-party testing coordination.
- Maintain and update project schedule in collaboration with the project management team.
- Conduct regular site meetings (subcontractor coordination meetings, safety meetings, owner site walks, etc.).
- Resolve field issues promptly to avoid project delays.
- Monitor material deliveries & inventory, ensuring the availability of necessary resources.
- Interface professionally with client representatives, consultants, inspectors, and city officials.
- Oversee completion of punch list activities.
- Manage turnover of building systems, final inspections, and occupancy certification processes.
- Support project close-out documentation efforts, including as-builts and warranty packages.
- Minimum 5–10 years of experience in construction supervision, including at least 5 years on midrise residential projects (5–12 stories).
- Experience supporting pre-construction activities required.
- High education degree in Construction/Engineering field preferred.
- Strong knowledge of building codes, construction methods, materials, and regulations.
- Proficient in project management software (e.g., Procore, MS Project, or equivalent).
- OSHA 30-Hour Certification (preferred or willingness to obtain).
- Ability to interpret blueprints, shop drawings, and specifications.
- Excellent leadership, communication, and conflict-resolution skills.
- Strong organizational skills and the ability to prioritize in a fast-paced environment.
- Full-time, on-site presence required.
- Fieldwork in varying weather conditions and terrain typical for active construction sites
