This is a high-level leadership role responsible for managing complex commercial builds from preconstruction through closeout. Key Responsibilities

  • Contract Management:
    • Participate in owner contract negotiations and approve final agreements prior to execution.
    • Review and approve all invoices and change orders before submission to accounting.
  • Estimating:
    • Define roles and responsibilities for each team member during the estimating process.
    • Assist in preparing complete estimates from concept through subcontractor selection.
    • Review takeoff documents for scope clarity and to avoid overlaps or gaps.
    • Vet subcontractors for manpower, equipment, and performance history.
    • Attend bid conferences with company leadership and confirm project readiness.
  • Project Purchasing:
    • Oversee and approve subcontractor scopes and negotiations.
    • Review all subcontracts exceeding $100,000 with the President.
    • Contribute to and approve construction schedules and buyout timelines.
    • Monitor weekly project updates and prepare insights for project management meetings.
Qualifications

  • 10+ years of commercial construction project management experience
  • Proven ability to lead multiple stakeholders through all phases of a project
  • Strong communication and negotiation skills
  • Self-motivated and dependable, with exceptional attention to detail
