Role Mission: As a Rhodes Maintenance Technician at Rhodes, you will perform general maintenance, pest control and preventive maintenance for our Rental Communities, with best-in-class customer experience in mind. This position works closely with their Rhodes Living team members serving in the Property manager role and leasing manager role while reporting directly to the Director of Rhodes Home Service. Annually our rental homes have 4 preventive maintenance visits (Pest control and Air Filter Changes), 5 turf treatments, and 1 post move in walk through to make sure our tenants have the best rental experience possible. Along with performing these prescheduled visits this position leads in taking care of our work order requests from our tenants and managing unit turns. These can range from small plumbing repairs, sheet rock repair, electrical, HVAC, emergencies and managing professional trade partners when needed.

Accountabilities

General Maintenance & Repairs:

  • Inspect homes for signs of damage or repairs needed during routine pest control visits
  • Complete general home repairs including but not limited to:
  • Small sheetrock and paint touch-ups
  • Basic electrical, plumbing, and HVAC troubleshooting
  • Minor general repairs around the property
  • Coordinate with and supervise subcontractors for larger repair needs
  • Collaborate with the property manager to complete assigned work orders efficiently

Pest Control Services

  • Conduct monthly pest control routes and turf treatments
  • Identify pest types including: rats, termites, snakes, wasps, ants, spiders, mosquitoes, and bed bugs
  • Inspect properties to locate potential infestation sites and determine appropriate treatment
  • Apply pest control solutions (chemical, powder, granules) safely and effectively
  • Follow all safety procedures for application and reentry
  • Use proper protective gear and equipment during treatments
  • Provide termite pretreatments and residential pest control services

Client Interactions And Communication

  • Build and maintain strong, positive relationships with clients
  • Provide recommendations to help clients prevent future pest or maintenance issues
  • Communicate directly with the client before and after service, explaining any issues when possible
  • Respond quickly and professionally to client complaints or service needs
  • Use company technology to manage routes and client interactions

Scheduling & Flexibility

  • Work a flexible schedule to meet client demands, including some evenings and weekends
  • Adapt daily schedule to incorporate last-minute requests or emergencies
  • Efficiently manage route and time to balance scheduled and unscheduled tasks

Training & Compliance

  • Actively participate in training sessions to maintain and grow technical knowledge
  • Fulfill licensing and continuing education requirements
  • Stay compliant with all Texas Department of Agriculture (TDA) guidelines and regulations

Qualifications, Knowledge And Skills

  • Education/Experience: High School Diploma or equivalent.
  • Pest control experience preferred
  • Handyman/Maintenance experience preferred

Knowledge And Skills

Qualified applicants have thorough knowledge of common practices, tools and terminology used to control pests. This includes thorough knowledge of the use and characteristics of pesticides as described below:

  • Thorough knowledge of the hazards and safety precautions associated with the work.
  • Ability to work from sketches, drawings, plans or specifications
  • Ability to follow oral and written instructions.
  • Ability to apply pesticides chemicals in accordance with established regulations and to read, understand and follow chemical label instructions
  • Ability to perform mathematical calculations to estimate materials and time needed to complete task
  • Ability to establish and maintain effective working relationships and communicate with a diverse population.
  • Skilled in the use of tools and equipment necessary to perform tasks (includes iPad, rigs, termite rods, etc.)

  • Ability to lift 50 lbs., crawl through attics, use a latter to access roofs, and inspect crawl spaces.
