Job Summary:

This position is primarily responsible for managing activities and resources in support of renovation and move-in projects related to existing campus residences for Independent Living Members. Assists in the management of capital improvement and renovation contracts. Assists in managing scheduled facility/equipment inspections and maintenance compliance for Title 19 of the Oklahoma Statutes for Long Term Care.

Job Requirements

  • High school diploma or general education degree (GED) required.
  • Knowledge of budgets, purchasing and accounting.
  • Strong planning and organizational skills.
  • Excellent verbal and written communication skills, including positive “Customer Service” attitude.
  • Ability to manage multiple tasks and shift priorities.
  • Ability to operate a personal computer and various software programs.
  • Completion of OSHA 10-hour course preferred.

Responsibilities

  • Achieves financial objectives by adhering to an annual maintenance budget and provides recommendations for capital and renovation expenditures.
  • Adheres to approved scope and budget for planned projects. Must seek approval for special, non-budgeted projects before scheduling the project.
  • Identifies any costs outside the scope of the required budget for projects and prepares cost data report for approval by Chief Operating Officer.
  • Prepares and implements a proactive Quality Assurance/Quality Control (QA/QC) plan for projects and for scheduled facility/equipment inspections, i.e., elevators, sprinkler systems, fire alarms, and Title 19 compliance.
  • Develops and maintains a detailed project schedule including project cost estimates.
  • Effectively and accurately communicates, as needed, relevant project information to new and current Residential Living Members, contractors, and maintenance personnel.
  • Ensures members’ needs are met in a timely and cost-effective manner, with the understanding that approval is required for special project needs.
  • Upon completion of a project, ensures property is ready for final inspection, gets appropriate management approval, and coordinates an appointment with the new Member for an inspection of the property.
  • During the member’s inspection, develops a punch list and ensures all items on the list are completed in a satisfactory manner while keeping within approved cost guidelines.
  • Assist COO with the integrity and plans & specs of capital building projects in a supervisory role and active member of the owner's representative team
  • Other duties as assigned
