About You
As a Property Manager at CCI, you will provide leadership and management to other on-site Teammates and you will be personally responsible for achieving excellence in all aspects of operational performance at your assigned property. You are a confident and capable people manager. You’re well versed in juggling multiple competing priorities and able to react and recalibrate quickly without missing a beat as situations evolve. You are passionate about property management and driven by a desire to achieve the optimal results when it comes to occupancy, resident satisfaction, compliance with HUD, state and local program requirements, safety and
building upkeep and financial performance. You are a fast learner and an excellent teacher, able to quickly grasp new concepts and re-package that learning in ways that your Teammates are able to absorb, embrace and adopt. You are comfortable with ambiguity and confident in making decisions, even with incomplete or imperfect information. You are an excellent communicator, able to interact with confidence and poise with internal and external stakeholders at all levels.
Key Responsibilities
Leadership and Management:
Work collaboratively with our in-house Compliance Department, National Maintenance and Accounting Departments to ensure your property is in compliance with all applicable Federal, State, local and lender requirements, including but not limited to:
Skills & Experience
3+ years’ experience managing people
1+ years’ experience in Property Management or related real estate discipline
1+ years’ experience with standard real estate software (Yardi, Microsoft Office 365 preferred)
Experience with affordable housing programs (Project-based Section 8, Section 202, LIHTC) preferred but not required
Bachelor’s degree or equivalent professional experience
Industry certification such as CPM, CAM or similar preferred

Leadership and Management:
- Lead by example, displaying a strong commitment to CCI’s overall goals and business objectives and acting in line with our CCI Credo commitments to integrity, top-notch communication and excellence across all our business activities.
- Build strong relationships with your team as well as a variety of internal and external stakeholders, continuing to enhance CCI’s reputation as a leading property owner/operator and employer of choice.
- Foster a culture of personal responsibility and ownership, where every Teammate understands how their role supports our overall strategy for the property and achievement of our specific performance goals.
- As a key people manager within the organization, you will recruit, onboard, train, coach, challenge, support and manage your team to achieve its full potential.
- Routinely handle confidential personal, medical and financial information related to our current and prospective residents, your Teammates and to CCI’s business activities. You are expected to handle all confidential information appropriately, in line with all Federal, State and local laws and regulations as well as company policies and best practices.
- Ensure that your property achieves peak performance, which we define as 1) full occupancy and fast unit turns, 2) satisfied residents and Teammates, 3) full collection of accounts receivable each month and timely processing of rent increases/adjustments, 4) compliance with all applicable laws, programs and regulations, 5) safe, clean and comfortable homes for our residents, 6) adherence to established property budgets.
- Leverage CCI’s policies, procedures and systems to establish clear and achievable standards of excellence for your Teammates, and regularly inspect performance against those standards.
- Regularly discuss performance against our standards with each of your direct reports.
- Present property performance information to your Regional/Area Manager and Regional VP and execute recovery plans for any areas of performance that fall short of expectations.
- Take personal responsibility for clear, efficient and timely communication with residents, prospective residents, other Teammates and co-workers in other departments.
- Ensure that all your team members are aware of and adhering to the expected quality and timeliness of customer and stakeholder interactions.
- Ensure all complaints, grievances, legal claims, Federal, State & Local Notices and enforcement actions are immediately addressed, and share progress against such required actions through timely and detailed updates to senior management.
- Develop and implement effective marketing strategies that adhere to HUD/Fair Housing guidelines and the Affirmative Fair Housing Marketing Plan (AFHMP), aiming to promote inclusivity and attract a diverse pool of qualified applicants.
- Utilize a mix of marketing channels, ensuring all promotional materials and outreach efforts align with AFHMP objectives, to enhance property visibility and attract potential residents from all segments of the community. Ensure all locally-produced marketing materials adhere to CCI’s brand standard and enhance CCI’s overall reputation in the market.
- Conduct ongoing analysis of market trends and competitors, leveraging insights to refine marketing.
- Maximize revenue through effective management of occupancy and leasing, and ensure that all rent increases are processed in a timely manner, as appropriate for the program type.
- Work with your Regional/Area Manager to determine appropriate comp properties that inform market surveys and drive revenue projections.
- Manage all expenses within budget and work with your Regional/Area Manager to identify opportunities for cost savings or other efficiencies that improve property operating performance while maintaining the property appropriately.
- Identify capital improvement needs at your property and plan for those requirements in advance of each annual budget cycle, working closely with your Regional/Area Manager and Regional Maintenance Manager to obtain bids and research options for most effectively addressing property needs.
- Work closely with your Regional/Area Manager to understand and address any budget variances and/or to obtain guidance and approval for unbudgeted items.
- Enter all payables in a timely manner, verifying that goods or services are received before approving for payment.
Work collaboratively with our in-house Compliance Department, National Maintenance and Accounting Departments to ensure your property is in compliance with all applicable Federal, State, local and lender requirements, including but not limited to:
- Affordable housing compliance program requirements (for example: HAP Contracts/Section 8, LIHTC program requirements, HOME programs, Housing Choice Voucher programs, income & employment verifications, annual recertifications, etc)
- HUD inspection requirements (e.g. REAC/NSPIRE)
- Lender inspections & refinance requirements (e.g. Property Capital Needs Assessment work)
- Applicable Federal, State and local laws, regulations and programs, for example statewide or local rent control on market rate units (if applicable)
