Casa Fresca Homes is seeking an Area Sales Manager for our Casa Fresca West Division.
Primary Duties and Responsibilities
- Recruit, Hire, Train, Retain, Lead, Coach, and Mentor Sales Consultants (SC) to ensure top performance in achieving desired results while finding efficient and effective solutions that create overall organizational value.
- Assist the Vice President of Sales Operations (VPSO) and Director of Sales (DOS) in all sales related items inclusive but not limited to continuous improvement training for all SC’s as well as themselves.
- Proactively and timely suggest appropriate strategies to the VPSO/DOS/DM to prevent sales performance from missing projection.
- Be the market expert in their respective Division and provide accurate and timely data for Competitive Shops and Realtor programs once/quarter or as deemed necessary by the company, with assistance from SCs on data.
- Responsible for the overall presentation, accuracy, and cleanliness of their communities, models, homes under construction, website, inventory lists, marketing materials, and MLS listings.
- Assist and/or conduct bi-weekly meetings within their respective Division for the SCs training and overall morale.
- Visit each community weekly and have one on ones with each SC bi-weekly at minimum.
- Responsible for the execution of sales activities as needed to meet divisions projections using all technology platforms.
- Assist and guide SC’s with sales techniques to achieve maximum margin and customer satisfaction results.
- Drive SC’s focused realtor outreach, referral, and self-generation efforts.
- Work closely with the sales team to ensure open communication on all matters; develop a strong environment conducive to proactive resolution of issues and strong commitment to selling a quality product.
- On call 7 days a week via cell phone for sales team
- Conduct quarterly reviews and contribute towards annual performance appraisals w/DOS.
- Responsible for ensuring that all SC’s coordinate regularly with other field and office associates to warrant timely closings and satisfied homeowners.
- Assist SCs with backlog deficiencies and execution.
- Responsible for assisting the closing coordinator with all contractual obligations. .
- Rotating attendance to Community meetings once a week conducted by the SC’s with attendance of construction and warrantee associates.
- Manage any customer related issues that escalate above the SC’s.
- Coordinate and execute with Marketing Team, and DOS for all events as deemed necessary by the company.
- Hold SC’s accountable for their scope of work to include but not limited to Sales Goals, Closings, Satisfied Customers, Lead and Prospect Follow Up, and Appointment setting/conversions with the use of SalesForce.
- Market and liquidate inventory specs.
- Attend QA meetings and ensure inventory turnover process
- Enforce company policies, upper management directives, and resolve miscellaneous problems.
- Must keep management informed on a continual basis of changes, potential problems and outstanding issues and concerns.
- Perform any other duties as assigned by President, Division Manager, VP of Sales Ops, DOS, or any Executive Member of the Homes by Westbay Parent Company.
Qualifications
- Minimum High School or GED required. College degree strongly preferred.
- Minimum 4 years proven experience in New Home Sales plus 2 years’ experience in new home sales management.
- Excellent communication skills, verbal and written, as well as strong organizational and interpersonal skills.
- Must be able to meet deadlines while maintaining a professional attitude, deal effectively with confrontational situations and maintain objectivity with homeowners, fellow associates, and in all public relations.
- Excellent computer skills including advanced Word, Excel, Salesforce fluency a strong plus.
- Requires resourcefulness, patience and clarity and strong management and motivational skills.
- Valid driver’s license and good driving record
- Valid auto insurance coverage
- Florida Real Estate license preferred
- Ability to prepare written documentation and complete contract calculations.
