Position Purpose

To assist with various facilities projects as needed. Perform routine maintenance and emergency maintenance on all primary building systems including but not limited to: heating, plumbing, air conditioning, emergency generator, dietary, garbage disposal systems.

Resident Rights

Safety & Sanitation

  • Remains alert at all times, assuring that SSL and its residents are safe and secure at all times.
  • Actively participates in the SSL Safety Program by direct service on the Safety Committee, or by observing and reporting unsafe conditions to supervisor and by performing all assigned duties with proper body mechanics.
  • Attends In-Service sessions as required by facility and supervisor.
  • Remains task oriented while on the job, with no allowance for horseplay or otherwise distracting oneself or others from the important task(s) of caring for residents.

Primary Job Duties

  • Service HVAC units/systems, including operating tests for emergency generators as specified by the manufacturer, and in compliance with established policies and procedures.
  • Perform routine and preventative maintenance and repair on the facility and equipment to include plumbing, plastering, electrical, carpentry, mechanical, painting, etc., as directed, in accordance with established procedures.
  • Perform routine maintenance and emergency maintenance on all primary building systems including but not limited to: heating, plumbing, air conditioning, electrical, emergency generator, dietary, garbage disposal systems.
  • Perform routine maintenance on grounds, parking areas, driveways, etc., by cutting, trimming, policing, sweeping, etc, as necessary/directed.
  • Repair physical structure and equipment keeping a safe and efficient environment in accordance with current applicable federal, state, and local standards, guidelines, regulations, and established Smith policies and procedures.
  • Responds to written and verbal maintenance requests from residents and staff.
  • Remove snow and ice from sidewalks, stairs and entrances to facility.
  • Perform/document unscheduled maintenance tasks.
  • Conduct safety inspections
  • Carry radio at all times on duty and ensure appropriate channel lock and volume
  • Carry a cell phone and be a part of on call rotation for nights and weekends.
  • Ensure that the facility and its equipment are properly maintained for resident comfort and convenience.
  • Ensure that equipment is cleaned and properly stored.
  • Unloads delivery trucks as needed, transports deliveries to proper location.
  • Transports materials with company vehicle as needed.
  • Adheres to facility policies and procedures.
  • Maintain positive and supportive working relations with all staff, through patience, cooperation, and by notifying supervisor of any problems.
  • Participate in fire and disaster drills and promotes safe work practices.
  • Make recommendations to the Director for quality improvement opportunities.
  • Work closely with Resident Services staff in coordinating moves and admissions.
  • Drive company vehicles as necessary.
  • Provides on-call support as assigned.
  • Serve on Safety Committee as requested.
  • Perform any other duties as assigned.

Job Qualifications

  • High School diploma or GED equivalent.
  • Must be able to read, write and speak the English language.
  • Demonstrated technical training in the following areas: plumbing, carpentry, electrical, HVAC etc. either through a Certificate of Competency or training certificate.
  • Must have a minimum of 3 years of building maintenance experience.
  • Must be able to function independently and have flexibility, personal integrity, and the ability to work effectively with residents, families, and other staff.
  • Possess a valid driver’s license. Note: license must be maintained in good standing throughout employment.
