Customer Experience and Leadership
- Creates and maintains a safe, respectful, and productive environment for all team members at the community.
- Helps set a Service Excellence standard and inspiring the teams to achieve it.
- Promotes regular communication and transparency within the Community
- Manages Move-In and Move-Out experience provided by the Community and the overall resident engagement.
- Promotes and upholds company values, employee promise, policies, and initiatives.
- Efficiently handles resident requests and concerns.
- Focuses on identifying the challenges early and take corrective measures as necessary.
- Owns the employee experience, helps drive employee satisfaction and elevates team behaviors.
- Maintains a strong connection of the community team to GHP.
- Assist in marketing the apartment community through ongoing online advertisement, social media interactions and community outreach
- Assist in preparing and distributing marketing materials based on established templates and guidelines such as newsletters, pamphlets, flyers, etc.
- Assist in placing, removing/updating banners, bandit signs, flags, etc.
- Act as a sales representative for the community and as a point of contact for prospective residents calling and/or visiting the property to inquire about leasing availability
- Maintain communication with the Community Manager and Controller as to all aspects of daily property accounting and any issues that arise needing attention.
- Ensure timely collection procedures in accordance with company policies and practices.
- Responsible for daily accounting data entry and timely collection of rents, banking activities, and documentation of all monetary transactions
- Post all receivables daily in the system and make daily bank deposits. Maintain related documentation, including checks scanned or deposited.
- Verify validity of account discrepancies by obtaining and investigating information from residents.
- Maintain regular contact with vendors to avoid past due invoices
- Daily data entry input of invoices in Payscan
- Issue 3-day Notices to Pay or Quit, with timely follow up on notices. When necessary, forward appropriate documents or delinquent accounts to the attorney for unlawful detainer.
- Work hand-in-hand with Resident Services staff to communicate any lease violations with residents, documentation of any violations and preparation of Cure Notices when necessary.
- Timely closing of books at Pre-Close and Accounting Month End
- Daily management of the Yardi Dashboard
- Meet deadlines when preparing deposit accounting on former residents.
- Perform other functions as required by your position and/or directed by the Controller or Community Manager.
- Assist the Community Manager in designing and implementing resident events
- Post and distribute all company or community issued notices
- Two or three years of property management experience in operations/resident servi
- Experience in bookkeeping a plus.
- 1 year of working knowledge using Yardi
- Sales and/or leasing
- General office
- Proficiency in MS Word, Excel and Outlook required.
- Ability to interact effectively with prospects, residents, peers and

- Must be extremely organized, oriented and able to multi-
- Regular and physical attendance is required.
- Frequently move/traverse, ascend/descend stairs in/around apartment homes and community
- Constantly operates computer and other office machinery
- Constantly positions self to bend, stoop, reach, lift
- Occasionally lift/move/carry up to 25lbs with/without assistance
- Constantly communicate, converse and exchange information with coworkers, vendors, residents and visitors
- Constantly works in outdoor weather conditions
