The Department of Design and Construction seeks a Senior Project Manager to be part of the Alternative Delivery team of experienced professionals responsible for the agency’s design-build (“DB”) and CM-build projects. Alternative Delivery is a unit within DDC’s Office of the Commissioner responsible for leading the agency’s DB Pilot Program and CM-Build Pilot Program. Alternative Delivery provides centralized knowledge and resources for alternative project delivery methods and is responsible for the implementation of DB projects on behalf of the Division of Public Buildings and Division of Infrastructure and the implementation of CM-build projects on behalf of the Division of Public Buildings.
Reporting to a Director/Deputy Director in Alternative Delivery, the Senior Project Manager will oversee complex new building, renovation, and infrastructure projects of varying scales within the DB and CM-build portfolio. The selected candidate will manage all project phases from initiation to completion to ensure successful implementation of alternative delivery projects.

ASSOCIATE PROJECT MANAGER - 22427
Minimum Qualifications
One year of full-time satisfactory experience in supervising employees performing project management work, such as planning, administering, managing, coordinating, or expediting, on engineering and/or architectural and/or landscape architectural projects, or supervising a construction project with a value of $1,000,000 or more, and either:
In addition to meeting the qualification requirements for Assignment Level I, candidates must have at least two additional years of experience as described in "1" above in a supervisory capacity or have served for at least two additional years as a project manager for a large and/or complex construction project.
Preferred Skills
Candidates should have at least five years of experience managing complex design and construction projects, including schedule, risk, and cost management experience. Candidates should possess excellent management and organizational skills. Candidates should possess strong verbal and written communication skills and demonstrate ability to work in a team setting. Candidates should demonstrate an ability to balance multiple priorities and perform tasks across multiple projects at various stages of development and implementation. Proficiency in MS Office is preferred, and familiarity with Bluebeam is preferred.

Primary Responsibilities For The Senior Project Manager Include
- Perform day-to-day project management duties to manage the lifecycle of a project from procurement through post-award and close-out. Manage consultants to ensure contract compliance, optimization of project budget, schedule, and quality, and the successful application of program tools, processes, and procedures.
- Work independently and/or as a team with Project Managers and Junior Project Managers in collaboration with subject matter experts in the Public Buildings and Infrastructure divisions to resolve project issues.
- Assist Deputy Director/Director with implementation of DB and CM-build policies and procedures, including developing internal trainings and resources for all stages of project implementation and coordinating with the Owner’s Advisor team.
- Perform tasks for project development, procurement, selection, and award of consultants, including assistance with contract compilation. Prepare DB and CM contracts in coordination with other DDC divisions.
- Perform project administration duties, including reviewing consultant submittals (i.e. design packages, estimates, schedules, and project management and risk management plans). Perform project administration duties as needed and ensure that the proper internal processes are in place to support approval of consultant submission materials and meet critical milestones.
- Manage program workflows for consultant materials, including payments requisitions, subcontractor award letters, allowance requests, and change orders, and enforce critical milestones. Review and manage any change requests (Extra Work, Modification requests, Compensable Relief Events, etc.) on projects.
- Prepare project and program reporting and tracking, to update internal databases and support internal communications, stakeholder engagement, industry partnerships, and other strategic initiatives. Assist with reporting tasks such as Benchmark review and preparation or program schedules.
- Support alternative delivery programmatic tasks as needed to improve program from project-specific lessons learned.

- A baccalaureate degree from an accredited college or university in engineering, engineering technology, architecture, landscape architecture, architectural technology, construction, construction management, construction technology, sustainable design, urban planning, urban studies, city planning, transportation planning, business administration, or public administration, and one year of full-time satisfactory experience in project management work, such as planning, administering, managing, coordinating, or expediting, for engineering and/or architectural and/or landscape architectural projects; or
- A four-year high school diploma or its educational equivalent and five years of experience as described in "1" above; or
- A four-year high school diploma or its educational equivalent plus any combination of college or university education and/or experience described in "1" above to make up the equivalent of five years of education and experience. One year of experience credit will be given for: (a) each 30 semester credits of college or university education leading to a bachelor's degree from an accredited college or university in engineering, engineering technology, architecture, landscape architecture, architectural technology, construction, construction management, construction technology, sustainable design, urban planning, urban studies, city planning, transportation planning, business administration, or public administration; (b) a Master’s degree from an accredited college or university in one of the disciplines described in "1" above; (c) a Juris Doctor degree, or (d) a valid New York State license as a Professional Engineer, Registered Architect or Registered Landscape Architect. Where experience which is primarily of a design nature is not acceptable towards meeting the qualification requirements.
