SCOPE:

The Director of Capital Improvement reporting to the VP of Capital Improvement is responsible for safeguarding, maintaining, and improving the inventory and infrastructure of Lakeshores communities. In addition, the Director is responsible for developing and executing CAPEX budgets for all Lakeshore communities. The Director also provides leadership and oversight of the In-House Renovations department and Capital Improvement team. This role is also responsible for enforcing workplace policies including Safety and OSHA training for the Renovations, CAPEX and maintenance functions.

RESPONSIBILITIES:

  • Deliver renovation and CAPEX projects to meet Lakeshore needs and specifications on time and on budget
  • Manage contracts and relationships with facilities-related vendors, external service providers and community managers for proper compliance within safety, quality, and timeframe expectations and expected project delivery goals
  • Participate in developing Lakeshore’s renovations and capital improvement policies and procedures
  • Support Renovation Managers and Capital Improvement field-based employees in carrying out their duties including via training and ad-hoc support
  • Maintain compliance with all OSHA regulations applicable to facilities team and vendors, ensuring technical and safety training where applicable
  • Establishes CAPEX projects and budgets for each community
  • Participate in scoping, pricing and approving CAPEX projects and renovation bids
  • Establish systems to track and report CAPEX projects
  • Responsible for review and recommendation for approval of bids for repairs, equipment replacements, and capital projects, renovation bids operating within the approved budget in a cost effective and timely manner
  • Completes special projects as assigned

QUALIFICATIONS:

  • 10 + years of facilities management or related experience
  • Bachelor’s in construction, business management or related field preferred
  • Ability to manage multiple projects effectively and efficiently
  • Proficient in MS Office
  • Demonstrated prior experience of managing and developing budgets
  • Developed interpersonal and relationship management building skills
  • Excellent written and verbal communication skills
  • Ability to understand and apply Fair Housing laws and local zoning and building codes

COMPENSATION: $$100,000- $120,000/Yr. (Based on experience)

LOCATION: Remote preferably Florida Region - must be able to travel to out of state as required.
