About this role

The Property Manager is responsible for the management of a group of industrial properties located in Pennsylvania (Philadelphia) and New Jersey. Properties are owned directly by hiring company. Job focus is to fulfill the manager's obligations under the terms of the property's management agreement while adding value through a high level of reporting, communication skills and attention to detail. Candidates should be able to demonstrate good time management skills with ability to perform independently and reporting to department head located at the regional offices located in Maryland. The ideal candidate will live in proximity to the market and will sit in our Cherry Hill, NJ office.

Essential Functions

  • Monitor collections and coordinate default proceedings
  • Ensure compliance with Property Management Policies and Procedures, codes, regulations, and governmental agency directives
  • Provide management and leadership to property staff, including property admin, property and portfolio accounting and facilities management
  • Develop comprehensive annual inspection process for properties; complete weekly, monthly, quarterly, annual inspections in conjunction with facilities team
  • Develop operating and capital budgets, track variances, oversee the completion of CAM reconciliations, and ensure smooth/timely recovery process
  • Bid, negotiate, and manage conformity with vendor contracts to ensure best value along with best service to the properties
  • Assist with lease abstracts for all new tenants to be entered into accounting software
  • Provide assistance to other company departments through detailed knowledge and understanding and comprehensive property knowledge
  • Coordinate and assist with all tenant and building construction work to ensure timely and accurate completion of all construction work at property
  • Participate in leasing team meetings and ensure effective communication between leasing and property management team members in order to achieve company goals and objectives
  • Provide and foster positive relationships with tenants, external clients, and internal clients

  • Communication Proficiency (oral and written)
  • Strong knowledge of finance and building operations
  • Ability to analyze, prioritize, and delegate
  • Ability to effectively manage a team of professionals, including both employees and vendors
  • Previous experience in analyzing and negotiating commercial lease and/or contract language
  • Experience with Yardi

Education and Experience

  • Bachelor's Degree in Business Administration or related discipline preferred
  • 3+ years of real estate property management or related experience – industrial focus a plus
