Building Services Director - Richmond Center (Staten Island, NY)
Richmond Center is seeking a skilled and dedicated Maintenance & Building Services Director to oversee our Maintenance, Engineering, Housekeeping, Laundry, and Environmental Services departments. This leadership role ensures that the facility is safe, compliant, clean, and efficiently maintained, creating a welcoming environment for residents, staff, and visitors.

This leadership role ensures that the facility is safe, compliant, clean, and efficiently maintained, creating a welcoming environment for residents, staff, and visitors.
Duties Include:
Maintenance & Engineering
- Responsible for all maintenance department and engineering operations, including personnel, equipment, and systems.
- Oversee HVAC, electrical, plumbing, carpentry, and general building operations.
- Conduct regular facility inspections for safety, upkeep, and equipment performance.
- Schedule, assign, and supervise staff work orders, repairs, and preventative maintenance.
- Provide oversight of outside contractors; ensure projects and repairs are completed on time and to standard.
- Maintain records of repairs, inspections, warranties, permits, and preventative maintenance logs.
- Develop, implement, and monitor capital improvement projects.
- Ensure compliance with all State, Federal, Department of Health, and OSHA standards.
- Be available on-call for emergencies, responding quickly to urgent facility needs.
- Manage daily operations of housekeeping and laundry services, ensuring cleanliness and sanitation throughout the facility.
- Implement cleaning protocols, infection control measures, and floor care procedures (stripping, waxing, buffing).
- Supervise staff scheduling, assignments, and performance in housekeeping and laundry.
- Conduct quality inspections to ensure compliance with facility standards and healthcare best practices.
- Oversee inventory and ordering of cleaning and maintenance supplies and equipment.
- Collaborate with other departments to support facility operations and resident needs.
- Recruit, train, supervise, and evaluate department staff across all building service areas.
- Provide leadership, guidance, and motivation to staff; foster a positive and productive work environment.
- Prepare and manage departmental budgets, monitor expenditures, and contribute to cost-control initiatives.
- Ensure facility readiness for regulatory inspections and accreditation surveys.
- Stay current on trends and innovations in healthcare maintenance, engineering, and environmental services.
- 5+ years’ experience in maintenance/engineering, including HVAC, plumbing, electrical, carpentry, and general building systems.
- Prior supervisory/management experience in healthcare maintenance/engineering (skilled nursing/long-term care preferred).
- High school diploma or equivalent required; technical training or certifications in facility management, engineering, or building systems preferred.
- Knowledge of OSHA, DOH, and healthcare facility requirements.
- Strong understanding of custodial/environmental services practices, infection control, and floor care.
- Proven ability to manage capital projects, budgets, and departmental operations.
- Solid computer skills; proficiency in MS Office and facility management software.
- Strong organizational, problem-solving, and leadership skills; ability to multi-task and prioritize under pressure.
- Excellent communication skills and the ability to collaborate across all levels of the organization.
- Must be reliable, proactive, and available for on-call emergencies.
