- Performing general maintenance projects, including installations and repairs involving plumbing, electrical equipment, fire and sprinkler equipment, HVAC, landscape, carpentry, painting, and equipment repair.
- Understanding and having knowledge of Material Safety Data Sheets (MSDS).
- Ensuring that walls, floor coverings, doors, windows, furniture, and woodwork in common areas are properly maintained and repaired.
- Basic prep and painting abilities.
- Repairing and maintaining vacated rooms in a timely manner, including painting walls and cleaning carpets.
- Responsible for all in-house plumbing, e.g., sinks, toilets, and bathtubs.
- Handling minor electrical work, e.g., light switches, wall outlets, and garbage disposals.
- Painting all apartments and common areas.
- Repairing, cleaning, and maintaining all carpet, floor coverings, and furniture.
- Completing all work orders in a timely manner while noting any other work completed at the location.
- Documenting safety issues and physical plant deficiencies per local, county, state, and federal guidelines.
- Assisting with preventative maintenance and cleaning of community vehicles (buses, cars, vans).
- Assisting with training and development of safety procedures and hazard communications.
- Performing any other duties assigned by the Maintenance Supervisor, Regional Maintenance Supervisor, or General Manager.
- Responding immediately and appropriately to all accidents and emergencies based on established protocols.
- High school diploma or equivalent preferred. (Must be at least 18 years of age.)
- 1-3 years of related experience or training; or equivalent combination of education and experience.
- Demonstrated knowledge of building maintenance, electrical, mechanical, painting, plumbing, floor care, heating, and HVAC skills.
- Preferred knowledge of fire suppression & irrigation systems.
- Preferred motor vehicle maintenance ability.
- Flexibility to work evenings and weekends as necessary.
