Overview
An experienced Property Manager is sought to oversee the operations of a well-performing Class B+ apartment community in the Tacoma, WA area. This individual will be responsible for driving occupancy, maximizing financial performance, and ensuring the community is maintained to the highest standards.
What You’ll Do
- Provide full operational oversight of a 135–150 unit community, ensuring peak performance.
- Supervise, mentor, and support an assistant manager and maintenance team.
- Manage financials including budgeting, rent collection, expense control, and reporting.
- Develop and implement strategies to maximize occupancy, revenue, and resident retention.
- Maintain curb appeal and ensure the property consistently presents at its best.
- Oversee leasing, marketing, and resident engagement efforts.
- Ensure compliance with all local, state, and federal housing regulations.
- Handle escalated resident issues, service requests, and vendor relations.
The Property Manager will serve as the community’s operational leader, ensuring it thrives both financially and aesthetically. Success in this role will directly impact the property’s reputation, resident satisfaction, and long-term value.
What It Takes
- 5+ years of property management experience, preferably with similar-size communities (100+ units).
- Proven success driving occupancy and financial performance in market-rate housing.
- Strong leadership skills with prior supervisory experience.
- Exceptional organizational, communication, and resident relations abilities.
- Proficiency in property management software (Yardi preferred) and Microsoft Office.
- A results-oriented, Type A personality with a hands-on management style.
- $75,000 – $85,000 annual compensation, depending on experience
