We are seeking a dedicated Service Manager to lead our maintenance and customer service teams in protecting and improving the overall quality, appearance, and readiness of homes for our residents.
This is a full-time, salaried position requiring availability during core office hours of Monday through Friday, 8:00 AM – 5:00 PM, with some weekend hours possible. Please note, this is a salaried, exempt from overtime position.

Key Responsibilities
- Direct daily maintenance operations by identifying needs, assigning resources, and scheduling tasks.
- Ensure on-time work order completion by providing clear direction, guidance, and expectations to team members and vendors.
- Communicate, coordinate, and negotiate effectively with vendors.
- Establish department goals, strategies, and procedures to meet community maintenance needs, including implementing preventative maintenance schedules.
- Report regularly on budgetary items, maintenance efficiency, and completion metrics.
- Partner with the Inventory Control Specialist to coordinate inventory needs.
- Train staff and enforce safety/liability guidelines to maintain an accident-free workplace.
- Deliver excellent customer service to residents and participate in resident events as needed.
- Provide hands-on assistance with maintenance duties when required.
- High School diploma or GED required.
- Valid driver’s license with acceptable driving record.
- Working knowledge of HVAC, electrical, plumbing, carpentry, and appliance repair.
- Prior supervisory experience in a management role is required.
- Strong ability to follow directives and work independently.
- Proficiency with computers and related systems.
- Effective communication skills to clearly share issues, ideas, and progress with leadership.
- Basic English language proficiency for communication with coworkers.
- Ability to positively interact with residents, staff, vendors, and the public.
- Flexibility to adjust schedules as needed to achieve goals.
