Pay: $80,000.00 - $100,000.00 per year. Bonus Eligible

Signature Companies is a well-established regional developer and home builder with over 20 years of experience in land development, residential construction, association development, apartment communities, and commercial projects across South Dakota and Iowa. We are currently seeking experienced Custom Residential Project Managers to join our growing team.

Key Responsibilities

  • Product Development & Pricing
  • Collaborate with designers to establish model plans, specifications, and finishes for an upper-end housing model line.
  • Develop pricing model for speculative and custom units.
  • Maintain and update model home plans and specifications to reflect market trends and customer preferences.
  • Land Acquisition & Market Presence
  • Identify, evaluate, and acquire lots suitable for model homes and custom projects.
  • Participate in targeted open houses to promote the custom product line and strengthen the company’s market presence.
  • Manage leads from the sales team and work to develop additional leads.
  • Guide clients through the sales process - first contact, design, pricing, contract execution, construction, and closing.
  • Project Management
  • Oversee all aspects of custom home and upper-end spec home projects, including planning, permitting, bidding, budgeting, contracting, scheduling, and payment approvals.
  • Ensure projects meet design standards, quality expectations, budget targets, and schedule milestones.
  • Prepare and maintain 8–10 model specs for continuous display and sales opportunities.
  • Team Leadership & Department Growth
  • Hire, train, and manage supervisors based on workload and production volume.
  • Scale the department by adding supervisors, estimators, designers, and sales staff as production goals are achieved.
  • Provide leadership and hands-on involvement in early phases, with the potential to transition to a departmental oversight role as the division grows.

Preferred Qualifications

  • Bachelor’s degree in Construction Management, Architecture, Business, or related field.
  • Proven experience in residential project management, with a focus on custom and upper-end homes.
  • Experience creating budgets for residential construction projects.
  • Strong knowledge of architectural plans, construction methods, and high-end finishes.
  • Ability to manage costs, subcontractors, and schedules on multiple concurrent projects.
  • Excellent negotiation, communication, and leadership skills.
  • Experience in land acquisition and residential sales processes is a plus.
  • Software Experience:
  • Microsoft Office – Excel, Word
  • Builder trend
  • Sage Contractor 100
