The Summer Analyst role will be primarily focused on underwriting and evaluating Joint Venture and Preferred Equity multifamily real estate investments. Over the course of the program, interns will rotate between various teams within Parse Capital (Originations, Execution, Asset Management), participate in weekly working sessions with The Wolff Company’s multifamily development team, and complete a final “Capstone” project, including underwriting and pitching an investment opportunity to a mock investment committee.
Underwriting/Analysis/Reporting
Primary Roles & Responsibilities
The Summer Analyst role will be primarily focused on underwriting and evaluating Joint Venture and Preferred Equity multifamily real estate investments. Over the course of the program, interns will rotate between various teams within Parse Capital (Originations, Execution, Asset Management), participate in weekly working sessions with The Wolff Company’s multifamily development team, and complete a final “Capstone” project, including underwriting and pitching an investment opportunity to a mock investment committee.
Underwriting/Analysis/Reporting
Primary Roles & Responsibilities
- Assist with the underwriting and evaluation of new Parse Capital investments, including assessing historical and projected financial performance
- Work with internal analyst team(s) on market development initiatives including reviewing new markets, supply and demand characteristics and various other projects as needed
- Utilize 3rd party data sources to produce and define rent, sales, and land comp surveys for potential investments
- Work with the Parse Capital Execution team to analyze sponsor/guarantor financials, and prepare deal closing documentation and investment committee materials
- Assist the Parse Capital Asset Management team with reviewing and analyzing construction and operating reports, hold/sell analyses, and financing decisions
- Compile development pipeline data for respective markets and conduct ad-hoc market analysis as needed
- Work with Senior leadership to evaluate pipeline, conduct internal deal reviews and manage third party communications
- Completion of real estate-oriented Excel training course prior to beginning the internship
- Cross-functional presentations from business units across Parse Capital & The Wolff Company including capital markets, portfolio management, and tax
- Lunch and learn speaker series with various departments including execution and asset management on the allocator team, departments within The Wolff Company, and external parties
- Phoenix market tour of The Wolff Company’s projects
- Assist with internal data management and organization
- Recurring meetings with dedicated summer-long mentor(s)
- During the final two weeks of the internship, interns will be responsible for underwriting and evaluating an investment opportunity (either Joint Venture or Preferred Equity)
- Scope of work will include preparing an underwriting model, market summary, sponsorship/general contractor evaluation, and assessing merits & risks of the transaction
- All information will be presented during the final week of the internship to a mock Investment Committee (including executive leadership)
- Business degree, preferably Finance, Economics or Real Estate
- At the time of internship, ideal candidate is between junior & senior year or senior & Master of Real Estate
- Strong analytical capabilities
- Excellent interpersonal and written communication skills
- Detail-oriented and self-motivated
- Ability to interact with internal and external parties professionally in a fast paced, high-energy environment
- Ability to be an independent worker with a team player attitude
- Comfortable with MS Excel basics
