The Homeownership Counselor (HOC) is responsible for providing comprehensive counseling, coaching and education regarding home purchasing, homeownership sustainability and basic financial management skills. The HOC will work directly with clients throughout southern and central New Hampshire to conduct one-on-one counseling sessions and group workshops to assist with and teach the necessary skills for attaining client-identified objectives and goals.

Essential Functions:

  • Provide one-on-one counseling sessions on a continuous basis. A session could consist of, but is not limited to, assisting with household budgets and money management, analyzing credit reports, minor credit repair, resolving clients’ debt, savings ability, income capacity and providing basic loan information.
  • Complete and remain updated on all required intake procedures and documentation requirements.
  • Maintain complete, accurate and well-documented files on all customers through appropriate software and on-line applications as well as hard-copy files. Ensure that the files and documents therein are signed and completed according to all applicable laws, as well as any requirements set forth by funders.
  • Manage and promote the Individual Development Account Program (IDA). Duties include determining customer eligibility, tracking monthly savings and educational requirements while providing on-going counseling support and encouragement to each participant, completing reporting requirements and other administrative duties, as necessary.
  • Manage and promote other programs as necessary, along with remaining current on any required HUD certification.
  • Maintain communications and outreach along with attendance at necessary meetings with other non-profit and community partners.
  • Meet all reporting deadlines to respective parties as requested and/or required.
  • Consult with Homeownership Director regarding all above matters.
  • Other duties as assigned.

Required Skills and Abilities:

  • Strong written and verbal communication skills, including effective public speaking.
  • Must demonstrate solid computer skills and experience using Microsoft Office.
  • Proven ability to work with individuals from diverse backgrounds, with a keen eye for detail.
  • Capable of working independently and collaboratively within a team environment.
  • Willingness and availability to teach and facilitate evening and Saturday classes, as needed.
  • Must be able to attend NeighborWorks America Training Institutes to obtain certification in Homeownership Education.
  • Physically able to perform tasks that require prolonged standing, sitting, walking, bending, kneeling, squatting, reaching, twisting, pushing, pulling, and repetitive movements of the wrist, elbow, and shoulder.
  • Ability to lift and carry items weighing up to 20 pounds.
  • A valid driver’s license and current insurance coverage are required.
  • Willingness to travel, as necessary.
  • Ability to pass a criminal background check.

Preferred Skills and Abilities

  • Previous certification in Homeownership, Foreclosure and/or HECM counseling.
  • Previous lending and/or real estate background.

Education and Experience:

  • Associate degree in business, family studies, or a similar discipline, or a comparable set of education, training and work experience in banking, real estate brokerage, consumer and mortgage lending, credit counseling, and financial management.
  • HUD Certification preferred or ability to obtain certification within 12 months of hire.
