Supervisory Duties:
The Regional Maintenance Manager (RMM) is responsible for mentoring and training on-site team members for an assigned portfolio, as well as ensuring company policies, operating procedures, and compliance for maintenance. Additionally, the RMM will support opening new assets from turnover through lease up - assuring that Doran Properties Group standards are met and upheld. The RMM is a hands-on position where leading by example is crucial to the success of each team. The RMM position requires up to 25% travel and will be based in the Midwest while overseeing assets in Colorado. Ideal candidates will be proficient in DPG technology and tools while able to assist on-site staff with Yardi and our maintenance mobile app. The RMM will be responsible for meeting with and presenting various recommendations to owners, directors, property managers and building maintenance managers. As well as developing and completing standard operating procedures, scopes of work, building inspections, inventory control, and safety compliance to the highest standards. The Regional Maintenance Manager will be responsible for vendor relations, contract development, capital improvement projects, budget development and on-site maintenance personnel issues and correction. The ideal candidate will have 3-5 years of maintenance management as well as new asset start-up experience.

- Provides constructive and timely performance evaluations.
- Handles discipline and termination of employees as needed and in accordance with Human Resources.

Duties/Responsibilities
- Manage portfolio of employees and oversee their performance and productivity. Build strong on-site maintenance teams through recruitment, motivation, training, and advising on procedures and guidelines.
- Manage capital improvement projects from start to completion.
- Responsible for project budgets as it relates to maintenance or capital improvements.
- Obtain bids, create contracts, and verify contractor insurance certificates.
- Work with Property Managers to prepare annual operating budgets.
- Must demonstrate the ability to understand financial goals and assist in formulation of budgets for multiple sites.
- Review financial statements and assess maintenance expenditures.
- Respond to escalated resident issues. Ensure a timely response for resident satisfaction with management.
- Respond to employee issues and provide advice, direction, and corrective action.
- Conduct quarterly property inspections.
- Review and manage property preventative maintenance.
- Inspect vacant units to ensure market ready condition.
- Oversee vacant turnover process to ensure turns are completed in a timely manner while adhering to the DPG standards.
- Assist with in-house snow removal plow and/or equipment operation.
- Review vendor proposals, contracts, and scopes of work.
- Evaluate vendors and suppliers on an annual basis based on quality, pricing, and customer service.
- Complete payroll and PTO requests for direct portfolio reports.
- Review and manage portfolio inventory and control.
- Fill-in on site in absence of Building Maintenance Managers to cover PTO or job vacancies.
- Demonstrate Doran Properties Group culture and core values of respect, empowerment, and inclusion
- Work with Director of Maintenance to track, support, and ensure proper functioning of Doran Properties Group equipment, tools, and portfolio-wide inventory of maintenance and repair products
- Assist Property Managers with warranty claim processes for construction warranty and construction defect correction
- Travel up to 25% based on needs and requirements to support the business.
- Other duties as assigned by the Director of Maintenance.

- Proficient with Microsoft Office Suite or related software.
- 5+ years of experience in property management maintenance.
- Computer knowledge MS Word, Excel, and Outlook.
- Ability to act independently and make decisions.
- Ability to multi-task and manage several projects and excel under tight deadlines.
- Must have previous experience working with budgets/financials.
- Strong verbal and written communication skills.
- Yardi property management system experience is a plus.
- Bachelor’s degree is preferred.
- Previous Staff Supervision or Management experience preferred
- Previous construction turn-over experience is preferred.
- Expected Hours of Work This is a full-time position: 40 hrs. /wk.
- Days and hours of work are Monday through Friday; 7:00a.m. to 3:30p.m. (some schedules may vary)
- Occasional on call weekend and evening work may be required as job duties demand.
- Lunch break is 30 minutes daily.
Physical Requirements
- Prolonged periods of sitting at a desk and working on a computer.
- Must be able to lift up to 15 pounds at times.
