Olen is seeking a full-time Construction Project Manager. This role is responsible for planning and overseeing construction projects from pre-construction through tenant occupation. They lead teams, ensure project completion is within budget, time and quality standards, and work with vendors, architects, engineers and internal company stakeholders. This senior, experienced position is expected to develop into a departmental leadership role within the next 5-10 years.

REQUIRED: MUST HAVE HANDS-ON BUILD EXPERIENCE (have worked on a construction job site.) Applicants that do not have this experience will not be considered.

Essential Duties And Responsibilities

  • Manage assigned construction project(s) including the project timeline and budget.

Pre-Construction

  • Conduct site inspection & analysis
  • Establish budget & prepare cost estimates on hard, soft & site prep costs
  • Review and evaluate bid documents and work to increase subcontractor base, ensure bids are market equitable, review plans with architect, etc.
  • Finalize design development
  • Oversee pre-construction kick-off meeting and hold weekly meetings with jobsite personnel.
  • Develop project schedule
  • Prepare requests for Proposals, bid tabulations, letters of intent, ordering equipment and other activities related to contracting for project-related services.

Build

  • Procure materials & equipment, negotiate subcontractor pricing and change orders.
  • Submit and secure required building permits and certificates of occupancy
  • Coordinate regular inspections & testing as needed
  • Establish contractor work procedures at the job site.

Post Construction

  • Create final punch lists for job completion.
  • Coordinate final testing of systems and components
  • Conduct final walk-through
  • Supervise all site personnel, including job site superintendents, project administrative staff and general contractors
  • Be fully knowledgeable of prime contract terms and ensure full compliance throughout construction phases.
  • Interface with the executive team to review job progress and any outstanding issues.
  • Ensure all facets and needs of the due diligence, entitlements, design and permitting of the development process are met.
  • Develop a clear understanding of the scope of services provided by each consultant and contractor in the construction process and provide weekly report of action items, including responsibilities associated with each development.
  • Drive to jobsites as needed.
  • Other tasks as assigned.

Qualifications/Skills

  • 8+ years of commercial construction project management experience required. Experience working with an owner/builder preferred.
  • Construction trade experience – hands on knowledge of how things are built.
  • 1+ year experience using construction management software.
  • 3+ years of experience pulling city, county and state permits, as needed.
  • Must have a strong working knowledge of Office 365, including strong skills in MS Project, Word, Excel, Share Point and Outlook.
  • Ability to read blueprints.
  • Ability to speak, read, write, and understand the English language.
  • Able to pass a pre-employment background screen & drug test.

Education

  • High school diploma required.
  • Degree in Construction Management, Project Management or related field a plus.

Physical Demands

While performing the duties of this job, the employee is regularly required to talk, hear, and/or see. The employee frequently is required to drive, stand, walk; sit; and use hands to finger, handle or feel objects. The employee is occasionally required to reach with hands, arms, and climb or balance.

The employee must frequently lift and/or move up to 25 pounds. Vision abilities required by this job included close and distance vision, and the ability to adjust focus.

Certificates, Licenses, Registrations

This position is regularly required to drive between the office and job sites. Must have a valid driver’s license and current auto liability insurance.

Work Environment

While performing the duties of this job, the employee works primarily in an office environment with occasional offsite driving. The employee must also be able to work safely and productively on an active construction job site. The noise level in the work environment is usually moderate in the office to high at jobsite.

Job Type: Full-time (8-hour shift), Monday - Friday

Compensation: $130,000 - $150,000 per year, flexible depending upon experience and skills
