General Duties: The Director of Maintenance coordinates all maintenance activities. The Director of Maintenance reports directly to the Vice President of Operations. The Director of Maintenance is on call 24/7.

Essential Functions
- Develop capital budgets to update and maintain all facilities.
- Meet with Executive and Program Management teams to review growth, capital/operational budgets, and work orders.
- Procure and review all major contracts requiring maintenance and/or capital expenditures ensuring the quality of work performed and materials used as well as best pricing.
- Insure all facilities and equipment comply with IDPH, DHS, BALC, State Fire Marshal, and local building codes.
- Ensure that buildings are maintained in good repair and free of all hazards as needed.
- Ensure that all electrical, mechanical, water supply, heating, air conditioning, fire protection, and sewage disposal systems in a safe, clean and functioning condition. This shall include regular inspections of these systems. This involves all issues relating to the buildings we occupy whether we rent or own.
- Ensure that the interior and exterior finishes of the buildings are maintained to keep them attractive, clean and safe.
- Ensure safe working conditions of maintenance staff in accordance with Clearbrook policy and OSHA standards.
- Monitor purchasing of maintenance supplies and equipment.
- Ensure that the grounds are maintained in a safe, sanitary and presentable condition.
- Ensure that all plumbing/electrical/boilers are in good repair and properly functioning.
- Respond to maintenance emergencies as required.
- It is the responsibility of the Director of Maintenance to maintain confidentiality with all clients and their families and maintain a professional image/role as a representative of the agency.
- To review all major contracts requiring maintenance and/or capital expenditures ensuring the quality of work performed and materials used as well as best pricing.
- Responsible for successfully implementing the PHI coaching approach, as well as, utilizing PHI techniques when communicating with staff.
- Complete mandatory training annually.
- Perform other duties as assigned. Team management:
- Hire, train, schedule, and supervise maintenance staff.
- Develop maintenance schedules and assign works orders/tasks to maintenance staff, prioritizing work orders based up facility and programmatic needs.
- Routinely follow up on completed work orders to assess quality of work.
- Verify all checklist and paperwork is completed on time.
- Work directly with maintenance staff to improve their skills.
- Identify external training opportunities for the staff to attend.
- Must be legally eligible to work in the United States
- Minimum: H. S. education or equivalent
- Minimum: 3 - 5 years of property maintenance / management
- Project Management, Mentoring Individuals, Tech-Savvy
- Perform physical tasks as determined by the Essential Functions
