Position Summary
The role of the Project Manager/Estimator is to plan, execute, and finalize projects according to
strict deadlines and within budget. This includes acquiring resources and coordinating
the efforts of team members and third-party contractors or consultants to deliver
projects according to plan. The Project Manager/Estimator will also define the project’s objectives and oversee quality control throughout its life cycle. This person negotiates vendor terms and prices using knowledge of budget and schedule requirements. The Project Manager/Estimator will be responsible for assembling estimates for multifamily and commercial projects. As a leader within the organization, the Project Manager/Estimator is expected to lead with passion and contribute to the professional reputation of the company through understanding and promoting the Lloyd Companies’ core values in all aspects of service.
Essential Duties And Responsibilities
May supervise Lloyd Companies employees who are involved in project management and project execution. Carry out supervisory responsibilities in accordance with the organization’s policies and applicable laws. Responsibilities include coordinating and mentoring employees, addressing complaints and resolving problems.
Job Requirements
Bachelor Degree (B.A.) in Construction and related field; 10 years or more related experience and/or training, or equivalent combination of education and experience.
Estimating experience with multi-family and/or commercial projects.

Essential Duties And Responsibilities
- Work with the Development Team and/or Leasing Team to develop project requirements.
- Procure and manage design services on projects.
- Partner with the City to obtain permits /entitlements.
- Procure and work with surveyors and excavators to establish boundaries, site grades, and site controls.
- Procure and work with Surveyors, Utility Contractors and Excavators to develop infrastructure.
- Procure and work with geotechnical engineers to procure soil reports and administer solutions.
- Coordinate the removal/fill of dirt on future developments and on-going projects.
- Work with owners, engineers and architects to value engineer projects.
- Facilitate and prepare agendas for meetings with owners, tenants, architects, engineers, designers, and trade contractors.
- Coordinate the development of preliminary schedules and budgets.
- Assist Project Managers on the design and budget procurement of new projects.
- Work with consultants to develop specifications for new projects, rehabilitation projects and retrofits.
- Maintain a record of historical costs for use in developing preliminary cost estimates for projects.
- Directly prepare detailed quantity take-offs and assign market relevant cost factors to fully articulate preliminary/final construction cost estimates.
- Collaborate with the Construction team to accurately draft/review/present project schedules.
- Collaborate with the Construction team to fulfill project goals by negotiating/awarding projects to vendors (demonstrating proficient creativity, conflict resolution, and negotiating abilities).
- Draft/Negotiate written Scopes of Work for Subcontractors and Material Suppliers to establish clear expectations.
- Coordinate initial proposals with Accountants, Project Managers, Development Team and Leasing Team.
- Work with Project Managers, Assistant Project Managers and Accountants on detailed descriptions of change orders, request for proposals, and project overages.
- Validate job estimates with preliminary proposals so it mirrors all tasks of the proposed plans.
- Update and assess the monetary status of the job and take the necessary action to limit unnecessary job costs.
- Meet with sales representatives or potential trade contractors.
- Ensure all certificates and final inspections have been obtained prior to project close out.
- Maintain productive relations with prospective tenants, clients, owners, personnel and trade contractors.
- Perform all other duties assigned and those that may be necessary to achieve company and departmental goals.
