Westland Real Estate Group is seeking a specialized Procurement Consultant for a strategic, hands-on project to transform our Operations Department's procurement and vendor management functions.

Your primary mission: Change Westland's spending habits. You will design and implement a simple, standardized system that delivers significant cost savings and protects the company from vendor risk.

This is a high-impact, expert role where you will be responsible for analyzing historical spending data, conducting a feasibility study for new Distribution and Repair Centers (DC/RC), creating a "Procurement Playbook," negotiating new contracts, and launching the new systems and centers. This is a hands-on leadership role to drive the project from analysis to full implementation, guaranteeing major savings and a successful launch.

What You'll Do (Key Responsibilities)

Operational Oversight & Value Creation

  • Design, build, and finalize a simple, standardized Procurement Playbook with clear forms for bids, quotes, and contract writing.
  • Draft and execute the strategic sourcing process for the top 3-4 recurring service categories (e.g., Security, Landscaping, Pest Control) to lock in the first wave of savings.
  • Create and implement an official Vendor Scorecard and a template for quarterly check-up meetings.
  • Fully implement a new, compliant Vendor Onboarding Process.
  • Lead the physical setup and initial operation of the new Distribution and Refurbishing Centers (DC/RC), assuming a "Go" decision.
  • Oversee the hiring of DC/RC staff, selection of inventory tracking software, and execution of initial bulk purchasing agreements.
  • Ensure DC/RC processes for inventory management, appliance repair cycles, and property deliveries are stabilized and running efficiently.

Strategic Planning & Analysis

  • Analyze spending data to identify the 3-4 biggest expense categories to target first.
  • Conduct a deep-dive DC/RC Feasibility Study to determine the cost/benefit of buying bulk supplies (DC) and repairing old appliances (RC).
  • Review existing high-value vendor contracts to identify and report on risks (e.g., missing insurance, bad termination clauses).
  • Present the final DC/RC Feasibility Study Report to leadership for a formal "Go/No-Go" decision.
  • Finalize and automate an easy-to-read Savings Dashboard to track money saved, vendor compliance, and process efficiency.
  • Develop a detailed 2-Year Strategic Roadmap for scaling the DC/RC and negotiating all remaining spend categories.

Stakeholder Management

  • Interview staff across properties and the central office to map the current "buying" process and identify major pain points.
  • Conduct mandatory, hands-on training for all property and operations staff on how to use the new Playbook and DC/RC services.
  • Serve as the dedicated subject matter expert, providing the focus and expertise our current staff cannot.
  • Present final reports, key deliverables, and strategic recommendations to senior leadership.

What You'll Need To Succeed (Qualifications)

  • Proven experience as a Procurement Consultant, Strategic Sourcing Manager, or Supply Chain Project Manager.
  • Demonstrable track record of analyzing company-wide spend and delivering significant, measurable cost savings.
  • Expertise in strategic sourcing, RFx development, and complex contract negotiation.
  • Hands-on experience building and implementing procurement systems, policies ("playbooks"), and vendor management programs (scorecards, onboarding) from scratch.
  • Strong financial and analytical skills, with experience conducting feasibility studies or business case analysis.
  • Experience with warehouse/distribution center setup, inventory control, and logistics is highly desirable.
  • Excellent change management, communication, and training skills; ability to work with and train stakeholders at all levels.
  • Bachelor's degree in Supply Chain Management, Finance, Business Administration, or a related field.

Physical Demands & Work Environment

This role operates in a standard office setting, requiring extended periods of sitting and computer use. The position also requires visiting property offices and a newly established warehouse/distribution center (DC/RC) during its setup. This involves standing, walking (sometimes on concrete warehouse floors), and navigating an environment with varying temperatures and moderate noise. The employee will conduct training sessions, requiring standing and presenting. This role may occasionally require lifting items up to 25 pounds (e.g., presentation materials, laptops, product samples). Local travel to various company properties is required.
