Property Details: Evergreen has 132 units and is located in Federal Way, WA
Schedule: Tuesday through Saturday in addition to participation in an on-call rotation requirement.
Target Pay: $32.07 per hour
Role Overview: The Service Technician III is principally responsible for supporting the Service Manager and service team with day-to-day maintenance operations and fills in for and assumes the role of Service Manager in the absence of the Assistant Service Manager and/or Service Manager. The Service Technician III is also largely responsible for the timely completion of resident and general community maintenance requests, and ensuring vacant apartments are painted and made ready for occupancy—functions that are vital to the day-to-day operations of a community. The Service Technician III is responsible for the day-to-day cleanliness and aesthetic appearance of the community, and meeting Prime’s standards of excellence as it relates to cleanliness, appearance, safety, and overall functionality of our communities, playing a critical role with the first impressions of residents and prospects.

- Technically proficient in residential property maintenance with a hands-on approach and high standards.
- Detail-oriented problem solver with ownership of your work and good decision-making skills.
- Proficient in customer service, staying calm and professional with residents.
- Punctual and determined professional eager to grow in property management.
- Team player who values customer service and strong relationships.
- Diagnose and perform routine maintenance on appliances, building exteriors, doors, locks, electrical systems, flooring, landscaping, HVAC (with proper certification), plumbing, pools, and safety equipment.
- Prepare and update reports, work orders, and trackers.
- Inspect and prepare vacated apartments for new residents, ensuring they meet market-ready standards.
- Perform routine fire and life/safety inspections and annual unit inspections.
- Maintain accurate records of preventative maintenance, service requests, and apartment readiness through our mobile facilities application.
- Respond to resident inquiries and service requests with professionalism and efficiency.
- Ensure the community is free of unsafe conditions and promptly address any issues.
- Keep the community grounds clean and report any service needs.
- Maintain inventory of spare parts and materials, ensuring readiness for common repairs.
Role Requirements:?
- 2+ years of related experience in residential property maintenance (painting, appliance repair, plumbing, HVAC, etc.)
- Valid driver’s license for operating community vehicles and/or golf carts.
- Able to participate in the shared, mandatory on call rotation.
- Multi-Family housing experience is preferred.
- HVAC Certification is preferred.
