Position Overview
The Vice President of Real Estate will be responsible for driving growth through strategic market planning, real estate acquisition, and development execution. This role oversees site selection, negotiations, construction leadership, and cross-functional coordination to ensure efficient expansion and reinvestment across brands. The VP will play a critical role in optimizing growth opportunities, managing vendor and stakeholder relationships, and ensuring projects are delivered on time and within budget.
Key Responsibilities
Real Estate & Market Development
- Lead market planning and development strategy aligned with annual operating plan (AOP) and long-range plan (LRP).
- Direct site selection, trade area analysis, and asset strategy across multiple brands.
- Negotiate, structure, and approve real estate contracts, ensuring favorable terms for corporate growth.
- Serve as primary liaison between field teams, brokers, developers, and corporate leadership.
- Ensure compliance with company policies and development processes.
- Oversee planning, permitting, and construction for new restaurant openings and remodels.
- Lead the full construction lifecycle, from pre-construction to delivery, with a focus on cost control and speed to market.
- Implement process improvements to reduce costs and accelerate development timelines without compromising brand standards.
- Develop and manage a reliable network of contractors, architects, and design partners with clear performance metrics.
- Monitor project deadlines, budgets, and quality to ensure successful outcomes.
- Build and lead a high-performing real estate and construction team.
- Collaborate with executive leadership, operations, design, finance, and other departments to align on business objectives and market priorities.
- Establish consistent development practices across regions to maintain brand standards.
- Drive continuous improvement through coaching, professional development, and fostering a culture of accountability.
- Represent real estate strategy at the executive level, providing data-driven recommendations and insights.
- 10+ years of progressive experience in corporate real estate, retail or multi-unit restaurant industry preferred.
- 5+ years in a senior leadership role managing real estate and development teams.
- Proven track record in site selection, market planning, trade area analysis, and real estate negotiations.
- Strong knowledge of construction management, permitting, facilities maintenance, and vendor management.
- Extensive network of brokers, developers, and industry contacts across multiple markets.
- Proficiency in MS Office, with advanced Excel and PowerPoint skills; GIS, Oracle, or other real estate analytics tools a plus.
- Excellent negotiation, influence, and communication skills with experience presenting to executive leadership.
- Strong financial acumen with ability to analyze site plans, demographic data, and project ROI.
- Experience in both corporate-owned and franchise real estate environments a plus.
