ABOUT THE POSITION: The Maintenance Technician is responsible for performing, or arranging for, the repair and maintenance of the physical assets (both property and equipment) for Compass Housing Alliance, a multi-facility housing agency with 20+ buildings in the Seattle-King County Metropolitan area. This is a unionized position, represented by Local 8 of the Office and Professional Employees International Union (OPEIU).

Essential Duties And Responsibilities

Maintenance Duties
- Perform responsive repairs and preventative maintenance on building interiors and exteriors, within established timelines.
- Respond to regular repair and emergency situations using sound judgment and best practices consistent with safety procedures and agency standards.
- Perform functions including basic carpentry, electrical, plumbing, dry wall, security systems, and painting projects.
- Prepare and respond to scheduled inspections and site visits from various funding agencies.
- Perform janitorial services that may arise during the shift, as necessary.
- Complete light landscaping, such as trimming shrubs and cutting weeds, as needed.
- Sweep debris and remove litter from grounds. Maintain and clean outside smoking area. Remove snow and ice from sidewalks, driveways, and access roads.
- Work in a safe manner and recognize unsafe situations. Take appropriate action to ensure safety of self and others in and around our buildings.
- Assist with unit turns and office transitions, as needed.
- Identify and report defective materials or questionable unit conditions to supervisor.
- Maintain the work area and equipment in a clean and orderly condition and follow prescribed safety regulations.
- Report resident behavior to program management which might present maintenance or repair concerns.
- May be assigned to handle after-hours emergencies.
- Maintain necessary paperwork including, but not limited to, work orders, maintenance logs, receipts, and invoices.
- Purchase supplies and track inventory in coordination with Facilities team.
- Pull requests, access records, and document within the facilities software system.
- Project a favorable image of the agency to promote its aims and objectives and foster and enhance public recognition and acceptance of all its areas of endeavor.
- Work in conjunction with other Compass programs to support the agency’s mission.

- A minimum of 3 years’ experience working in a maintenance or facilities capacity or related field.
- Technical school or maintenance-related certification, a plus.
- Awareness and/or training around issues of equity, intersectionality, and belonging, desired.
- Familiarity with issues of housing instability, mental health, substance use, sexual assault, and/or domestic violence. Experience working in an environment where language may be a barrier, desired.
- Valid WA driver’s license, and a driving record that meets Compass standards, required.
- Work experience is a key factor for success in this role. In addition, success in this role requires a passion for knowledge and drive for continuing professional development or education. A High School Diploma or GED is required, and an Associate Degree is preferred.
PHYSICAL DEMANDS

- While performing the duties of this job, the employee is regularly required to talk and hear.
- The employee is frequently required to stand, walk, use hands to finger, handle, or feel, type, and reach with hands and arms; and requires the ability to occasionally push, pull, lift and/or carry supplies up to 50 pounds.
- Must be able to kneel, crawl, and crouch. Some work may occur in confined spaces.
- Work takes place in office, housing, and shelter environments where long periods of standing, sitting, working on a computer, walking to various work areas, and going up and down stairs are required.
- Travel to program sites and meetings outside the office and around the county are necessary.
- Mental efforts like attention to detail, interacting with others in-person and through email, using critical thinking skills to strategize, develop and implement business plans, create, and edit documents, listen, and participate verbally at meetings.

- The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. The noise level in the work environment is normal. Compass programs are housed within a human services environment in the Greater Seattle area. Our diverse client/guest/resident community includes many single, formerly homeless adults who lack any family support system. Compounding the constraints of poverty, our community includes individuals who are physically and/or mentally disabled, persons living with AIDS, those who struggle with chemical dependencies, veterans, and vulnerable, elderly adults. Working at Compass will mean that you will be in close proximity to the people we serve.
- Employees can reasonably be anticipated to come in contact with hazardous chemicals, blood borne pathogens (BBP), and other potentially infectious materials (OPIM) which require following basic safety precautions. Regular training will be provided by Compass that covers all elements of the occupational exposures, such as BBP, OPIM, and hazardous chemicals, expected to be found in the work environment.
- This position is not eligible for remote work, it requires onsite work only.
- Compass facilities are monitored with camera surveillance equipment for safety and security purposes. The cameras will generally be utilized only in public areas where there is not a reasonable expectation of privacy.
