We’re hiring a Renovations Project Manager to own the full lifecycle of our renovation work across the portfolio. This is a broad, hands-on role spanning three types of work: value-add repositioning of newly acquired assets, ongoing unit turns and capital improvements across the existing portfolio, and interior, common-area, and amenity upgrades. You’ll move between active job sites, manage budgets and trade partners, and keep projects on scope, on schedule, and on budget while occupied communities keep running.

What You’ll Own

• Manage renovation projects end to end — scoping, budgeting, scheduling, execution, and closeout — across repositioning, capital improvement, and unit-turn work.

• Develop project budgets and schedules, then track and report against them, flagging risks early and proposing solutions rather than just problems.

• Source, contract, and manage subcontractors and vendors; review bids, negotiate scope and pricing, and hold trades accountable to quality and timeline.

• Conduct site walks and progress inspections to ensure work meets DFREG quality standards, building codes, and safety requirements.

• Coordinate closely with property management and operations to sequence work around occupancy, minimize resident disruption, and keep units turning.

• Manage change orders, draws, invoices, and project documentation; keep accurate records and clear paper trails.

• Partner with acquisitions and asset management on scope and budget for newly acquired assets, translating repositioning strategy into executable construction plans.

• Track multiple concurrent projects across properties and prioritize effectively under shifting timelines.

Requirements

What You Bring

• Demonstrated experience managing renovation, capital improvement, or construction projects — multifamily or commercial preferred (we’ll flex on years for the right person).

• A working command of construction means and methods, the trades, and the renovation lifecycle from scope through closeout.

• Strong budget and schedule management skills, with comfort owning the numbers and reporting on them.

• Proven ability to manage subcontractors and vendors and to hold them accountable.

• Sharp organizational skills and the ability to juggle multiple projects and sites simultaneously.

• Clear, direct communication with trades, internal teams, and leadership.

• Proficiency with project management and scheduling tools; willingness to adopt our systems.

• Valid driver’s license and ability to travel regularly between properties.

Nice to Have

• Experience specifically with multifamily value-add or repositioning.

• Familiarity with occupied-renovation workflows and resident coordination.

• Knowledge of LIHTC or affordable housing renovation requirements.

• Relevant certifications (OSHA 30, PMP, or trade credentials).
