Position Summary

The Director of Maintenance leads the maintenance strategy, staffing, and execution across Denton Floyd Real Estate Group's multifamily and senior living property portfolio. This role owns preventive maintenance programs, capital repair coordination, make-ready standards, and vendor management, ensuring properties are safe, well-maintained, and positioned to protect and enhance asset value. Reporting to the Director of Operations, this individual partners closely with regional and community-level teams to drive consistent maintenance standards, budget discipline, and resident satisfaction company-wide.

Key Responsibilities

• Develop, standardize, and oversee preventive maintenance programs across all managed communities to protect asset value and extend the useful life of building systems and equipment.

• Provide leadership, training, and performance management for community-level Maintenance Supervisors and Technicians, ensuring consistent execution of maintenance standards portfolio-wide.

• Partner with the Director of Operations and regional property managers to establish maintenance budgets, track spend against plan, and identify cost-saving opportunities without compromising quality or safety.

• Oversee make-ready turn timelines and quality standards to minimize vacancy loss and support leasing goals.

• Manage relationships with third-party vendors and contractors, including bid solicitation, contract negotiation, and performance accountability for HVAC, plumbing, electrical, roofing, and other specialty trades.

• Coordinate capital improvement and major repair projects with Capital Markets, Asset Management, and Forge Construction as needed, ensuring scope, budget, and timeline alignment.

• Establish and monitor safety protocols, OSHA compliance, and risk-mitigation practices across all properties, including emergency preparedness and on-call response procedures.

• Implement and audit inventory control, parts management, and maintenance tracking systems to improve efficiency and accountability.

• Conduct regular property inspections to assess curb appeal, unit condition, and life-safety systems, and develop corrective action plans where needed.

• Support recruiting, onboarding, and career development of maintenance staff in partnership with the Talent Acquisition team.

• Report on portfolio-wide maintenance KPIs, work order turnaround times, and resident satisfaction metrics tied to maintenance service.

• Participate in EOS-driven planning (Rocks, Scorecards, L10 meetings) to align maintenance priorities with broader company goals.

Requirements

• 7+ years of progressive maintenance experience in multifamily or senior living property management, including 3+ years in a multi-site leadership role.

• Strong working knowledge of HVAC, plumbing, electrical, and general building systems; relevant certifications (EPA Universal, CPO, CAMT, or similar) preferred.

• Demonstrated experience managing maintenance budgets, vendor contracts, and capital repair projects.

• Proven ability to lead, train, and hold accountable a distributed team of maintenance supervisors and technicians.

• Working knowledge of OSHA regulations, fair housing requirements as they relate to habitability, and property risk management.

• Excellent organizational and communication skills, with the ability to prioritize across a multi-property portfolio.

• Proficiency with maintenance/work order management software and Microsoft Office.

• Valid driver's license and ability to travel regularly across the portfolio.

Physical Requirements & Work Environment

This role requires regular travel between properties and periodic exposure to varying weather conditions, mechanical rooms, and active construction or renovation sites. Must be able to climb ladders, lift up to 50 lbs., and respond to after-hours emergencies as needed.
