We are seeking a REGIONAL VICE PRESIDENT, PROPERTY MANAGEMENT who will lead and oversee a regional team of Property Managers and assigned property portfolios. This position will be responsible for driving property performance, optimizing operations and managing staff across an assigned region. This is an in-person role 4 days/week, 1 day work-from-home, based in either our Chicago or Philadelphia office, and reporting to the Senior Vice President, Property Management. ESSENTIAL RESPONSIBILITIES
- Provide direction toward the achievement of the Company’s strategy and its annual goals and objectives.
- Partner with internal business unit to establish and drive execution of a robust strategic plan for each asset. Prepare financial updates/variances as required.
- Ensure the Property Management team for the assigned region is constantly striving to improve property operations, curb appeal, with additional focus on increasing revenues, strategically decreasing expenses, and building relationships with tenants, vendors, and brokers.
- Work with the Property Management team for the assigned region to complete annual budgets, monthly/quarterly and mid-year forecasts, staffing plans and capital plans.
- Serve as the primary point of contact for Property Managers within the assigned region and work closely with the Senior Vice President to implement departmental goals.
- Stay informed of economic and demographic conditions in each property market.
- Interact with internal Acquisitions team relative to investment opportunities and strategies within the markets.
- Evaluates and approves revenue enhancing capital improvement requests and capital programs for expense reduction.
- Ensure properties are effectively staffed with trained personnel, including oversight of staffing issues, employee development, and performance management.
- Oversee all areas of property operations for the assigned region, including maintenance, security, janitorial, and landscaping, while ensuring strict compliance with company policies.
- Partner with internal teams to ensure a smooth, timely flow of information across the organization.
Requirements
- A minimum of 10 years’ experience operating a multi-site portfolio in multiple markets, preferably within a major U.S. market, in addition to significant retail property management experience.
- A bachelor’s degree is required in addition to an industry designation such as CPM, CAPS, or CAM.
- A proven track record with an institutional grade owner/operator.
- Superior knowledge of financial operations, budgeting, and P&L analysis.
- Demonstrated ability to operate within the full investment cycle in various asset classes. including participation in acquisition due diligence, asset reposition and rehabilitation, stabilized operations, and asset disposition.
- Proven track record in successfully leading and managing a team while simultaneously encouraging growth and development opportunities.
- Excellent computer skills; knowledge of Google suite of products and the ability to adapt to new technologies is highly preferred.
- Willingness and ability to travel.

The annual salary range for this role is $150,000 - $190,000, and the role is eligible for an annual discretionary bonus.
