AIR Communities is seeking an experienced Service Manager to join our team in San Diego, CA.

What We Offer

AIR offers attractive compensation packages that reward performance including:

  • Expected pay rate of $80,000 – $90,000 annually + 15% target bonus opportunity. You will be provided a pay rate that is in line with your skills and experience as they relate to the requirements of the job.
  • Monthly Customer Service Satisfaction Bonuses. Service Managers who excel at consistently providing positive resident experiences can earn up to $250 per month.
  • An Apartment Benefit option is available to live on-site at the community you are working. The market rent is included as additional income to your base salary and automatically applied to the 100% of the rent cost. Income taxes apply to 80% of the rent cost, as it is considered taxable income. The unit will be selected and approved by Operations leadership based on availability. (certain exclusions apply, specific unit is based on availability and must be approved by operations leadership and an application is required).

    What You Will Do

  • Lead, develop, and hold accountable a high-performing maintenance team focused on safety, quality, and resident satisfaction.
  • Direct all maintenance operations, including service requests, preventive maintenance, apartment turns, vendor management, inventory, and building systems.
  • Ensure work is completed on time, on budget, and to AIR's standards for quality and customer service.
  • Drive resident satisfaction through responsive service, proactive communication, and strong team performance.
  • Manage maintenance expenses, optimize resources, and identify opportunities to improve efficiency and asset performance.
  • Partner with community leadership to plan capital projects, preserve the asset, and support long-term property goals.
  • Maintain compliance with all company policies, safety standards, and regulatory requirements.

What You Have

  • 5+ years of maintenance, facilities, or building operations experience, ideally in multifamily, hospitality, commercial real estate, healthcare, or similar service-focused environments
  • 3+ years of experience leading maintenance, facilities, or technical service teams
  • Strong knowledge of building systems, preventive maintenance programs, and asset preservation
  • Experience managing budgets, vendors, inventory, and competing operational priorities
  • Proven ability to lead teams, solve complex problems, and deliver a high-quality customer experience
  • Reliable transportation
  • Ability to work a flexible schedule, including weekends and participation in an on-call rotation
  • Ability to safely perform the physical requirements of the role
  • Ability to read, write, and communicate effectively in English
