Position Overview: As a Maintenance Technician I at Broadview Communities, you are instrumental in maintaining the visual appeal and safety of our community grounds. Your role focuses on landscaping, groundskeeping, and basic exterior maintenance. You will interact with residents and respond to their concerns regarding the outdoor areas, ensuring a welcoming and well-maintained environment.Responsibilities:Maintain the cleanliness and visual appeal of community grounds, including lawns, gardens, walkways, and common areas.Perform landscaping duties such as mowing, trimming, planting, watering, and seasonal gardening tasks.Manage the upkeep of outdoor community assets such as playgrounds, benches, and signage.Respond to service requests related to the exterior areas promptly and efficiently.Operate and maintain groundskeeping equipment and tools, ensuring they are safe and in good working order.Assist in the setup and takedown of community events held outdoors.Conduct routine inspections of outdoor areas to identify and address maintenance needs.Apply pesticides and fertilizers in accordance with safety guidelines and regulations.Participate in snow removal, salting, and other weather-related maintenance as necessary.Ensure adherence to community safety standards and regulatory compliance in all tasks.Report any hazardous conditions or equipment issues to management immediately.Assist with basic exterior repairs as needed.Maintain detailed records of maintenance activities and materials used.Provide excellent customer service to residents, addressing concerns with professionalism and respect.Perform additional duties as assigned by management, adapting to the evolving needs of the community.Qualifications:A valid in-state driver’s license is requiredA high school diploma or equivalent is preferredKnowledge of horticultural practices and plant care.Ability to operate landscaping equipment safely, including lawnmowers, leaf blowers, and trimmers.Physical ability to perform tasks requiring continuous standing, walking, bending, and lifting.Strong organizational skills and attention to detail.Effective communication skills for interacting with team members and residents.Ability to work independently and as part of a team in a fast-paced environment.Flexibility to handle on-call responsibilities and emergency service requests.Any OSHA certifications or completed training is a plusCore Values: Integrity and Respect.Passionate about servicing our residents.Attention to detail and great service.Can do attitude.Continuous improvement.Teamwork.Problem solving. Physical Requirements:The position entails conducting regular inspections of manufactured home communities and individual units, necessitating daily walks through various properties. Proficiency in exercising sound judgement to assess risk exposure is imperative. Additionally, occasional air travel may be required. Candidates should be prepared for potential exposure to wet and/or humid conditions.Ability to stand and walk for up to eight (8) hours per dayUse of hands, including fingers, to handle or feel objects, tools, or controls which may be of a repetitive motion.Reach with arms and hands sometimes overhead and in front of your body safely.Frequently required to be flexible by climbing, balancing, or occasionally crawling in confined spacesVision abilities include close and distance vision and the ability to adjust focus.Required to regularly push, pull, lift, or carry 50 lbs. Occasionally up to 85 lbs.Use of potentially hazardous chemicalsMust be able to climb ladders, occasionally up to an 8-foot ladder safely.
