The Director of Operations and Leasing is a key contributor to DLP's overall mission and business strategy, responsible for driving financial and operational goals across an assigned portfolio of properties. This hands-on role focuses on maximizing performance and management effectiveness through an ownership-focused approach and fostering a culture of accountability.


The Director ensures each asset and team maintains optimal physical and financial performance by aligning clear goals and expectations with financial growth and exceptional resident experiences. Communities under their purview are expected to exceed market standards in rent growth, delivering optimal returns to the company and investors. Serving essentially as the COO of their portfolio, the Director drives initiatives and decisions while embodying DLP's core values and mission. They also play a vital role in supporting company-wide initiatives and establishing best practices for the internal property management platform. Additionally, the Director contributes insights to DLP's development platform, aiding in operational aspects associated with pre-development planning and construction.


What you have already achieved: (Requirements)

  • Local to Gulfport, MS or willing to relocate to Gulfport, MS (will work remotely near Gulfport)
  • Bachelor's degree in business or related field from an accredited college or university
  • Five plus years experience in Portfolio or Asset Management and at least 3 years managing a large portfolio
  • Advanced decision making and analytical skills to effectively tackle issues or challenges that may occur daily
  • Excellent communication skills to ensure clear and effective delivery of changes, solutions or updates to the team
  • Strong leadership skills to coach, always develop and motivate the site teams
  • First class time management skills to meet deadlines and display efficiency
  • Advanced analytics and modeling skills
  • High level proficiency with Excel and Google Suite
  • Ability to Travel


What you are great at: (Responsibilities)

  • Manage assets in your portfolio according to predefined strategies, ensuring alignment with company investment objectives.
  • Collaborate with the Executive Team to optimize asset performance and work closely with Development & Construction on new developments and lease-ups.
  • For new developments, maximize revenue through timely unit delivery, income collection, and identification of ancillary revenue opportunities.
  • Work with the Director of Marketing & Strategy in operationalizing the business plan for each newly developed community.
  • Manage daily, weekly, monthly KPI or key performance indicator reporting in an effort to monitor and drive performance for revenue, occupancy, leasing, renewals, rental rates, rent collections, expense control and production of rent ready apartments.
  • Proactively maintain and review ongoing performance reports related to the financial and operational performance of the asset or portfolio in conjunction with budgeted expectations, operational metrics & underwriting returns.
  • Complete monthly forecasts and Revenue Acceleration Plans to proactively develop strategies for anticipated income and expense shortfalls, as well as to address areas of underperformance within the portfolio or specific communities.
  • Visit each assigned property monthly, including walking vacant units and amenities to ensure cleanliness & exceptional curb appeal at each asset.
  • Ensure all amenities are clean and in good operation condition at all times.
  • Work with managers and partner teams to achieve budgets that align with the property business plan and goals necessary for a successful operation and achievement of growing revenue.
  • Develop a business plan to make up lost revenue towards communities achieving 95% monthly projected NOI in 2024.
  • Maximize revenue by focusing on and managing timely product delivery, driving rental rates, and minimizing bad debt ensuring that you meet or exceed revenue budget expectations.
  • Responsible for all sites managing operating expenses ensuring compliance with budgeted operating and capital spend.
  • Develop strategic initiatives that create value and WOW service which results in customer loyalty and increased retention.
  • Work with managers and partner teams to build budgets that align with the property business plan and goals necessary for a successful operation and achievement of growing revenue.
  • Research and recommend innovative strategies and technologies that can drive performance and value to the entire portfolio.
  • Monitor investment and property operations performance to preserve & increase the value of the investment throughout the asset life cycle.
  • Perform financial analysis of properties including operating statements, budget variance review, loan administration, lease analysis, and any other relevant reporting or documentation.
