Job Summary

The Facilities Maintenance Supervisor is a working supervisory position. The Supervisor is responsible for the day-to-day maintenance operations and physical upkeep of the clinics and administrative facilities. As part of this responsibility, the Supervisor will participate in, as well as lead and supervise department staff in the completion of activities and tasks. The position uses hand and power tools to perform carpentry, electrical, mechanical, HVAC, and/or plumbing repairs, and is responsible for maintaining a safe, clean, and efficient working environment for all staff and visitors at CHC facilities. The position will require the ability to travel between CHC facilities using a company fleet vehicle.

Preferred:

  • Knowledge of building management and automated facilities monitoring systems and processes, such as, HVAC systems, fluid plumbing systems, fire suppression systems, generators, or fuel storage systems.

Education

  • High school graduate or equivalent.
  • Associate's degree in a related field or in lieu of degree, a combination of equivalent education and work experience.

Experience

  • Supervisory experience at the department level (2 years).
  • Hands-on commercial or/or industrial facility maintenance experience (5 years).
  • Experience with CMMS and BAS (3 years).
  • Experience using a variety of power tools, hand tools and equipment typically used in construction, installation and repair of industrial facilities and equipment (3 years).
  • HVAC experience (3 years).
  • Carpentry experience (3 years).
  • Electrical experience (3 years).
  • Experience in reading and interpreting equipment manuals, schematics and engineering drawings (2 years).
  • Skilled in locksmithing, door repairs and assisted entry devices (2 years).
  • Experience in vendor management (2 years).
  • Furniture assembly (1 year).
  • Possesses an understanding of janitorial equipment and supplies (1 year).

Preferred:

  • Familiarity in working in medical facilities/clinics.

Credentials

  • L07 Nonresidential Electrical License.

Preferred:

  • EPA Type II Certification.
  • Technical Foundations certification through A-dec Accelerate (within second year of employment).

Other

  • Driver's license with the State of Washington.
  • Acceptable driving record, for auto liability coverage through Community Health Center of Snohomish County.
  • Motor vehicle insurance liability policy, a certificate of deposit, or a liability bond to the required limits.
  • Must be at least 21 years of age.

Job Specific Functions/Performance: General

  • Services Oversight – Responsible for the daily operational activities and functions of the service area.
  • Budgeting – Supports the department’s budget in collaboration with the department manager.
  • Regulatory Compliance – Stays abreast of and complies with appropriate regulations (e.g., DOL, OSHA, WISHA, etc.) and maintains compliance with other jurisdictional building codes for areas of responsibility.
  • Safety – Ensures compliance with all safety regulations and policies. Maintains a clean and safe working environment, using proper PPE (Personal Protective Equipment).
  • Vendor Management – Supports the department manager in managing vendor relationships, collaborates in monitoring vendor performance for completion of scope of work and approves invoices according to level of authorization.
  • Project Management – Supports the department manager in managing projects and activities. Assists in vendor scheduling. Assists in monitoring project budgets. Tracks punch list items for completion, according to level of authorization.
  • Preventative Maintenance – Assists the department manager in developing and administering an effective and efficient periodic maintenance program. Assists in tracking completed inspections and work performed by in-house staff and vendors. Inspects, reports, and corrects deficiencies in systems as noted.
  • Work Orders – Responsible for the daily management of work orders through the Computerized Maintenance Management Software (CMMS), including the assignment to in-house staff or vendors.
  • Recordkeeping – Maintains accurate records of maintenance activities, repairs and daily mechanical rounds, using assigned technologies: computer, smart phone, and tablet.
  • Inventory Management – Manages and tracks inventory of maintenance supplies and equipment. Orders supplies, creates purchase orders and processed invoices.
  • Policies/Procedures/Forms – Supports the department manager in the development, implementation and review of policies and procedures and forms related to areas of responsibility.
  • Adheres to attendance standards in order to perform the job functions for daily operations and/or continuity of patient care.

Job Specific Functions/Performance: Maintenance

  • Performs assigned activities and tasks of department positions (i.e., Facilities Maintenance Specialist I and Facilities Maintenance Specialist II) as needed.
  • Performs assigned activities and tasks at the level of required expertise (e.g., L07 electrical, plumbing, HVAC, etc.).
