Property Details: Villages of Monterey and Montecito Village has 658 units combined and is located in Oceanside, CA.

Schedule: Monday through Friday.

Target Pay: $103,800 annual + performance bonus eligibility

Role Overview: Prime Residential’s Senior Community Directors, Multisite have full responsibility for maximizing the long-term operating performance of two or more properties. In this role, Senior Community Directors, Multisite drive exceptional talent management and development, excellence in resident and prospect experience based on their thorough understanding of the competitive market, management of financials, maximizing asset financial performance, and upholding policies and procedures to ensure operational excellence for all facets of onsite property management operations (i.e. people, product, promotion and price).

Key Responsibilities:

  • Recruit, engage, and retain a diverse team of property management professionals embracing and building a team culture focused on diversity, equity, inclusion, and belonging.
  • Hold regular staff and individual meetings to maintain strong team culture and shared progress toward property goals and standards.
  • Develop effective marketing plans, monitor property appearance, and evaluate cost per lease and traffic strategies.
  • Ensure all associates understand the competitive environment and adjust market rents proactively.
  • Anticipate market changes and make strategic adjustments.
  • Establish and prepare comprehensive operating budgets with input from key team leaders.
  • Review weekly updates to address occupancy and future exposure.
  • Conduct weekly inspections of the property to evaluate conditions and report any risks or service needs.
  • Monitor and maintain community goals for resident satisfaction and retention.
  • Stay current on local market conditions, trends, and forecasts.
  • Identify and implement marketing campaigns to generate traffic and leases.
  • Manage social media and research competitive properties to determine trends.
  • Build and maintain a customer-focused culture of respect, responsiveness, and efficiency.
  • Respond to resident and prospect inquiries with professionalism and confidence.
  • Participate in resident relationship-building activities and monthly renewal programs.
  • Establish leasing and maintenance goals and ensure timely delivery of required reports.
  • Adhere to company protocols for vendor and contract management and ensure compliance with all training requirements.

Role Requirements:

  • 5+ years of property management experience.
  • 2+ years of multi-site community management experience.
  • 3+ years of supervisory experience.
  • Knowledge of employment, fair housing, and landlord/tenant laws.
  • Demonstrated leadership, strategic thinking, and team-building skills.
  • Strong financial, marketing, and customer service expertise.
  • Valid driver's license for operating community vehicles.
