Job Summary: The Assistant Commercial Property Manager-Storage Facilities works under the supervision of the Property Manager and is responsible for supporting the day-to-day operations of the storage facilities assigned. Overseeing tenant relations, facility maintenance, lease administration, and overall property management to ensure efficient operations, tenant satisfaction, and maximum occupancy.

Essential Functions:

· Demonstrates the Company core values.

· Act as the first point of contact for tenants, addressing inquiries, concerns, and requests in a timely manner.

· Assist in handling lease agreements, renewals, and move-in/move-out and Auction processes.

· Ensure that tenants are aware of facility policies, rules, and regulations.

· Help resolve any tenant disputes or issues with professionalism and attention to detail.

· Prepare and process lease documents, ensuring accuracy and compliance with company policies.

· Assist with leasing efforts by providing tours of the facility and highlighting available units.

· Help track lease renewals and coordinate follow-ups with tenants for timely renewals or terminations.

· Coordinate routine maintenance, repairs, and cleaning of the storage facility grounds and units.

Along with property inspections and inventory of equipment, supplies and furniture

· Perform regular property inspections to ensure cleanliness, security, and adherence to safety standards.

· Report maintenance issues to the Property Manager and coordinate with vendors for timely repairs.

· Oversee contractors and vendors on-site, ensuring that work is completed to the required standard.

· Maintain accurate records of tenant information, lease agreements, and financial transactions.

· Process rent payments, track delinquencies, and assist with rent collection efforts.

· Assist with budget preparation, tracking of expenses, and ensuring cost-effective operations.

· Prepare weekly, monthly reports on property performance, including occupancy rates, tenant activity.

· Support the marketing and advertising efforts for the facility to attract potential tenants.

· Maintain high occupancy rates by following up on leads and promoting available units.

· Provide recommendations on promotional activities and market trends to improve tenant retention and attraction

· Monitor facility security systems, including cameras, gates, and access controls, to ensure tenant safety.

· Assist with enforcing facility security policies and address any safety concerns that arise.

· Coordinate emergency responses

· Reasonable and reliable attendance and timeliness when reporting to work and completing work.

Education/Experience/Qualifications:

· High school diploma or equivalent.

· Prior customer service, sales or property management experience.

Required Skills / Abilities:

· Excellent communication and interpersonal skills.

· Strong customer service, de-escalation and problem-solving skills.

· Ability to effectively manage a schedule and prioritize tasks.

· Self-driven and results-oriented.

· Proficiency with Microsoft Office – Outlook, Excel, Word, and PowerPoint.

· Detailed orientated and highly organized.

Special Requirements/Physical Requirements:

· Requires the ability to withstand physical activity and navigate the property to include; walking, lifting, sitting, bending, twisting, climbing, reaching, flexibility, mobility and standing for extended periods of time. Ability to use power tools

· Maintaining a valid driver's license and reliable transportation for daily deposits and marketing efforts.

· Ability to regularly work in weather conditions (heat, rain, snow, ice, etc.).

  • 8 hour shift
  • Monday to Friday
  • Weekends as needed
