Summary: The Construction Superintendent plays a vital role in overseeing construction operations from start to finish. They are responsible for ensuring efficient project execution, adherence to safety protocols, and the delivery of high-quality workmanship. As a leader, they manage on-site activities, coordinate subcontractors, and maintain effective communication with project managers. Reporting to the General Superintendent and the Construction Project Manager, the Construction Superintendent works closely with them to achieve project goals within budget, on schedule, and in accordance with specifications and regulations.
Responsibilities:
Schedule Creation:
- Assist Project Manager with the creation of the project schedule, ensuring alignment with project objectives.
- Analyze project requirements, develop a detailed timeline, and identify critical milestones and dependencies.
- Collaborate with project managers, subcontractors, and suppliers to develop and update the project schedule.
- Monitor and adjust the schedule as needed to optimize project efficiency and meet deadlines.
- Provide regular schedule updates to the Construction Project Manager and project stakeholders.
- Mitigate potential scheduling conflicts and challenges through effective planning and coordination.
Project Planning and Coordination:
- Collaborate with project managers, architects, engineers, subcontractors, and suppliers to coordinate project schedules and promote efficient execution.
- Thoroughly review project specifications, drawings, and contracts to understand requirements and ensure smooth project delivery.
- Work closely with the General Superintendent and Project Manager to ensure accuracy and currency of project plans, schedules, and budgets.
Construction Site Management:
- Oversee on-site construction activities, ensuring strict compliance with safety regulations and adherence to high-quality standards.
- Provide effective supervision to the construction team, monitor progress, address issues or delays promptly, and conduct inspections to ensure work quality and compliance.
- Manage construction site logistics, including layout, temporary facilities, material and equipment acquisitions and deliveries.
Team Leadership and Collaboration:
- Provide leadership to the construction team, including subcontractors and site staff, fostering a collaborative work environment.
- Coordinate and maintain effective communication with project stakeholders, promoting teamwork and professional development.
- Resolve conflicts or issues arising during construction, maintaining a productive atmosphere.
Subcontract Management:
- Coordinate and manage subcontractors, ensuring their adherence to project schedules and stringent quality standards.
- Review subcontractor proposals, contracts, and work scopes for alignment with project requirements.
- Conduct regular subcontractor meetings to communicate objectives, expectations, and project updates.
- Evaluate subcontractor performance, provide feedback, and address any issues.
Safety and Quality Assurance:
- Promote and cultivate a culture of safety on the construction site, adhering to safety regulations.
- Conduct regular safety inspections, implement appropriate measures, and ensure work is performed according to specifications and quality standards.
- Actively participate in quality control measures, promptly addressing non-conformances, and collaborating with the Quality Control Manager and Site Safety Health Officer.
Documentation and Reporting:
- Maintain accurate construction documentation, including logs, reports, and change orders.
- Generate regular project status reports, detailing progress, challenges, and milestones.
- Collaborate with the Construction Project Manager and stakeholders to address issues and provide updates.
- Ensure proper documentation of permits, licenses, certifications, and inspections.
Reporting of Schedule of Values:
- Responsible for reporting the Schedule of Values, providing accurate and timely reporting of completed work and associated values.
- Work closely with project managers and stakeholders to ensure the Schedule of Values aligns with project progress and financial requirements.
Qualifications:
- Minimum 5 years experience
- 2 years Superintendent Experience
