About the Role:
Brightline brings virtual and in-person behavioral and mental health care to families, when and where they need it. We are seeking an exceptional Real Estate Manager to build out our real estate function, which is a key role in bringing to life our vision of opening new clinic locations nationwide.
This role is vital in defining and developing the real estate team, which requires comfort level and passion around going from “0 to 1”, building playbooks and best practices from scratch, and operating with a growth mindset and can iteratively evolve our capabilities and processes, all while leading the entire real estate lifecycle from site prospecting, to lease negotiations, to transforming a location to member-ready, and doing so in an on-time, on-budget manner.

- Strategic Real Estate Planning:
- Partner with our strategy and finance team to prospect, tour, and critique new locations for the next three years, and present and recommend options to executive leadership team
- Work directly with local brokers, landlords, and property management to negotiate and execute LOIs and leases with optimal terms and in a timely manner
- Serve as a key point of contact for maintenance and location management needs once locations are operational
- Relationship-Building:
- Able to work cross functionally and build and nourish relationships as a trusted and respected thought partner across external and internal stakeholders (including but not limited to executive leadership team, finance, strategy, legal and compliance, local commercial brokers, landlords and property management)
- Operational Excellence/Project Management:
- Once lease is executed, collaborate cross-functionally to deliver member-ready location on-time, on-budget with direct oversight over any buildout, tenant improvement, or permitting needs and FF&E requirements
- Experience in leading organizational improvements and recommending tools, processes, and technologies to enhance real estate functions
- Market Analytics and Demand Assessment:
- In-depth understanding of market trends, demand drivers, and demographic analytics to guide site selection and portfolio adjustments
- Capability to underwrite new locations and assess market potential to ensure strategic alignment with organizational goals
- Bachelor’s degree in Real Estate, Finance, Business Administration, Urban Planning or related field
- 5+ years of experience in leading an enterprise/corporate real estate function
- 8+ years working in a real estate capacity; experience in “both sides” - brokerage and corporate - preferred
- Previous people management experience - preferred
- Experience in a high-growth, multi-state healthcare environment strongly preferred
- Knowledge of local, state, and federal regulations pertaining to healthcare facility placement
- Strong analytical skills with proficiency in financial modeling and data analysis tools
- Ability to lead cross-functionally to execute tight timelines and deliverables
- Tough negotiator with lease terms
- Strong presentation skills with the ability to craft a compelling story and value proposition
- Passion for our mission to redefine behavioral health for children and their families
- Outstanding written and verbal communication to influence and inspire teammates
- Bonus: Familiarity with GIS mapping tools, demographic data sources, and real estate management software
- We are currently hiring within greater New York City or within commutable distance

- At Brightline, we have built a total rewards philosophy that includes fair, equitable, competitive, and geo-based compensation that is performance and potential-based. Our strategy is based on robust market research, including external advisory specializing in national compensation, and thoughtful input from every level of our organization. It is a combination of a cash salary, equity, benefits, well-being, and opportunity. In compliance with the Equal Pay for Equal Work Act, the annual base salary range for applicants is $123,000 - $150,000.
