Job overview

In this role, you will oversee the Residential Property Management team to ensure overall operational success, with profitability top of mind. This position is responsible for ensuring consistency in building operations across our residential portfolio. This position leads and coaches our growing team of property managers and assistant managers and keeps them accountable by measuring and monitoring key operating metrics.

Here are the specifics:

  • Supervisory duties include:
    • Assigning work.
    • Addressing employee concerns.
    • Hiring.
    • Training and development of your team members.
    • Completing quarterly performance reviews.
    • Handling disciplinary issues.
    • Foster a safe working environment by maintaining and implementing safety standards.
    • Approve timecards and time off requests.
  • Management of Property Managers (PMs) / Assistant PMs
    • Oversee the execution of our existing processes for PMs.
    • Participate in the revision of property policy and process documents.
    • Interview, train, coach, motivate, and hold PMs accountable for their performance.
    • Conduct performance reviews, including disciplinary action by adhering to established procedures when necessary.
    • Review timecards and reimbursements for accuracy before turning over to payroll administrator.
    • Coordinate PTO requests and assign coverage as needed.
    • Set ongoing management goals using the company’s established goal setting process.
    • Track, monitor, and provide coaching support for all renewal activity performed by PMs, including renewal pricing approvals.
  • Operations
    • Manage company safety program and facilitate quarterly safety meetings.
    • Work alongside maintenance supervisor to identify process improvements and coordinate communications between maintenance and property management teams as needed.
    • Effectively execute and direct operations workflow through our property management system(s).
    • Oversee PMs/Assistant PMs in the design, bidding, and implementation of all capital projects.
    • Approve large purchases within budget guidelines and communicate requests for unexpected expenses.
    • Regularly inspect properties to ensure upkeep and curb appeal requirements are being met.
    • Assist with the preparation of insurance claims.
    • On call rotation.
  • Software, reporting & other
    • Maintain confidentiality of sensitive company records and financial information.
    • Assist with preparation of monthly financial reports and annual operating budgets.
    • Assist with troubleshooting software challenges encountered by PMs by learning about the challenge and finding a solution.
  • Constantly work to improve processes; make suggestions for productivity improvements, and optimize team member workflow while continuing to meet our customers’ needs.

Work Environment

  • Ability to rarely lift and carry <25 lbs. and rarely push/pull up to 50 lbs.
  • Frequent walking, sitting, and standing and occasionally using steps.
  • Rare bending/reaching, twisting, kneeling, squatting and rarely work above shoulder level.
  • Sight required to read contracts, inspect properties and drive.
  • Must be able to constantly pinch, grasp, fine manipulation with fingers to utilize computer and write correspondence.
  • Work is typically performed inside, may be required to complete work outdoors. Weekly if not daily driving to various properties outside of regular office.

What you’ll need to succeed in this position:

  • 5+ years’ experience in regional property management, with a strong emphasis on operations.
  • Prior experience in the multifamily apartment industry is required.
  • 2+ years of management experience.
