The Mechanical Maintenance Project Manager supervises and assists with installations, maintenance and repairs for steam and hot water boilers, heating, ventilation and air conditioning equipment, including complex installation and repair projects, as well as preventive maintenance and standard operations. Additional duties include general plumbing work and assisting with other mechanical systems and general building maintenance tasks as needed. The Project Manager fosters a team environment for all Mechanical Maintenance employees on both campuses. Other responsibilities include working with Facilities Managers to provide direction to the team for continuous improvement, development of systems and standard operating procedures that will move the Facilities departments into a world class status.

Responsibilities
  • Supervise and provide direction for a variety of HVAC and mechanical system maintenance, operation, installation and repair tasks, including:
    • troubleshoot and repair a wide range of malfunctions, leaks, failures and breakages
    • install, repair and replace pumps, valves, fans, and related equipment
    • perform or assist with plumbing work on steam lines associated with heating systems
    • operate, service, clean and repair steam and hot water boilers
    • install, maintain, troubleshoot and repair general plumbing lines, fixtures and equipment
    • maintain proper operation of the building Energy Management System
  • Plan and issue daily work assignments for Mechanical Maintenance employees:
    • monitor work in progress
    • check completed work
    • assist with different or unusual tasks
    • resolve problems
  • Plan and supervise daily maintenance operations related to the mechanical and electrical systems.
  • Coordinate with outside contractors and vendors and special projects.
  • Coordinate fuel and materials deliveries.
  • Management of Campus Energy Management System including operations training staff.
  • Order and maintain a regular inventory of supplies and equipment.
  • Perform regular inspection of operation systems to identify needed maintenance and repair work.
  • Coordinate after hour’s call-in system.
  • Plan, schedule and estimate tasks associated with preventive maintenance operations and installation and repair projects.
  • Maintain records on maintenance work performed.
  • Maintain required records of purchases, inventory, etc.
  • Maintain tools and equipment.
  • Assist with training of new employees and other staff as needed.
  • Perform other duties as assigned

Qualifications
  • High school education, with five to ten years of relevant technical training and experience,
  • At least one of the following certifications or licenses is required:
    • Maine Oil Burner License (Journeyman or Master)
    • Maine Propane & Natural Gas License (preferably with large equipment endorsement)
    • EPA Refrigerant Certification (preferably Universal)
    • Boiler Engineer or Boiler Operator License.
  • Broad base of technical knowledge and skills related to heating, ventilation and air conditioning system installation, maintenance and repair, as well as general plumbing.
  • Ability to work from blueprints and specifications.
  • Scheduling and estimating experience.
  • Ability to lift and carry up to 50 pounds, and perform various physical activities including crouching, kneeling, stooping, reaching, balancing, crawling, and climbing ladders as necessary to fulfill job duties.
  • Ability to work evenings, weekends and on an on-call basis.
  • Working knowledge of building Energy Management Systems and controls.
