As we continue to grow, we are seeking a dedicated and experienced Commercial Project Manager to join our dynamic team.

Job Overview: The Commercial Project Manager will play a crucial role in overseeing the planning, execution, and successful completion of commercial construction projects. The project manager will work closely with the Project Superintendent to coordinate between clients and subcontractors. The Project Manager will be responsible for ensuring that projects are delivered on time, within budget, safely, and to the highest quality standards.

Working Hours: Monday-Friday, 8am-5pm is typical; May require weekend or evening work at times.

Compensation: Starting at $70,000.00 per year

Supervisory Responsibilities: This position does not have any direct reports but does have accountability in coaching project teams to drive the success of projects.

Responsibilities

Project Planning and Scheduling:

  • Engage with small to medium sized projects from design until closeout, being the first line of communication for design entities and guiding the team through the preconstruction process.
  • Develop comprehensive project plans, including timelines, resource allocation, and budget estimates.
  • Collaborate with the project team to establish realistic and achievable goals and milestones.
  • Create and manage the procurement process from buyout to closeout.
  • Meet with owners and architects to develop ideas, plans and specifications.
  • Work closely with the city to ensure permits are received on-time to begin construction.
  • Ability to forecast 3 months out and remove obstacles for field staff.

Client Communication And Relationship Management

  • Serve as the primary point of contact for clients, maintaining open and transparent communication throughout the project lifecycle.
  • Address client concerns and expectations, ensuring overall satisfaction and building long-term relationships.
  • Facilitate project meetings and communicate professionally through email, over the phone, and face to face.

Budget And Cost Management

  • Create and monitor project budgets and implement cost control measures to ensure projects are financially stable and meet expectations.
  • Collaborate with the accounting and finance department to accurately forecast and report financial status.
  • Create a complete project risk plan and report to senior leadership monthly on the status of project health at various stages.
  • Create change orders and monitor status with Project Admin.

Risk Assessment And Mitigation

  • Identify potential risks and/or challenges and develop proactive strategies for risk mitigation.
  • Implement effective risk management practices to minimize project disruptions.
  • Manage project data using proper document control established by the company.
  • Manage project plans and distribute to trade partners as necessary to ensure all parties have up to date information.
  • Ensure project meeting minutes are documented and distributed timely.

Team Leadership And Collaboration

  • Lead and motivate project teams, fostering a collaborative and results-oriented work environment.
  • Work closely with subcontractors, suppliers, and internal departments to ensure seamless project execution.
  • Advocate process improvement activities to ensure efficient productivity.
  • Coach less experienced project team members

Quality Control/Assurance

  • Implement and enforce quality control measures to guarantee that projects meet or exceed industry standards and client expectations.
  • Conduct regular site inspections to assess workmanship and compliance with specifications.

Safety Collaboration

  • Work alongside the Safety Department and on-site management to ensure activities are being done in a safe manner.
  • Contribute to the Safety Team’s annual, monthly, and weekly goals.
  • Role model compliance with wearing PPE and create a positive safety culture on project sites.

Qualifications

  • Bachelor’s degree in Construction Management, Project Management or related field of study with a minimum of 2 years of managing commercial construction projects with demonstrated results is required OR an associate’s degree with 4+ years of experience.
  • Strong knowledge of construction processes, materials, and industry best practices.
  • Must be able to effectively read and interpret construction documents (Structural/MEP/Civil drawing sets).
  • Solid understanding of building codes, zoning ordinances and ADA regulations.
  • Excellent communication, negotiation, and leadership skills.
  • Proficient in Project Management & estimating software, Microsoft Office Products, and Scheduling Software highly preferred, but not required. Willingness to learn all the above required.
  • Proactive problem solving and ability to work in a team environment.
  • Must be able to travel to job sites and, periodically, stay overnight depending on the location of the project.

Physical Requirements

  • Prolonged periods of sitting at a desk and working on a computer.
  • Ability to travel to client meetings, project sites, and industry events as required.
  • Occasional lifting of materials and equipment up to 25 pounds.
  • Frequent use of standard office equipment, including telephones, computers, and presentation tools.
  • Visual and auditory acuity to perform essential job functions, including reading documents, using a computer, and engaging in conversations in various environments.
