JOB SUMMARY: Perform all technical aspects of site development management (Offsites construction management). This position works closely with and reports to the Land Supervisor the day-to-day activities, schedules and issues on multiple projects. 85%-90% of the time in the field. 10% of the time in the office.

Essential Duties And Responsibilities

Site Development Management:

  • Prepare projected construction schedules if requested, implement, maintain and update construction schedules,
  • Schedule and conduct contract and scope of work briefing meetings,
  • Schedule and conduct pre-construction meetings with subcontractors, governmental agencies, utility companies, consultants etc.,
  • Daily coordination of governmental officials and inspectors, consultants, subcontractors, construction staking providers in execution of site development tasks,
  • Monitor subcontractors' work and/or utility companies' work for compliance with construction schedule and workmanship, and
  • Provide weekly update.

Tract Acceptance And Bond Exoneration

  • Schedule and participate in municipal inspections to achieve final acceptance of improvements,
  • Address municipal punch-list items for tract acceptance,
  • Follow-up with municipal agencies to obtain final sign-off letters for bond exoneration, and
  • Participate in bond exoneration meeting as necessary.

Bidding & Contract Management

  • Provide projection of upcoming extra work and report to the Land Supervisor its cost impact to the budget at all times.

Special Assignments

  • As may be required, such as management of project account receivable, preparation of request for reimbursement package, assistance in bidding special projects etc.

Education/Experience/Minimum Requirements

Education:

  • College Degree preferred. Degree in Civil Engineering or Construction Engineering & Management is ideal.

Experience

  • The ideal candidate will have 3 to 5 years of land development construction management experience, specifically including all aspects of grading, wet and dry utilities, paving, masonry, civil and soils engineering and overall understanding of municipalities and agencies.

Knowledge, Skills & Abilities

  • Proficient in using Microsoft Office Suite and Microsoft Project Scheduling Software or equivalent.
  • Good with numbers.
  • Good written and verbal skills, detail oriented with good follow-up and follow-thru skills, good people skills and problem solving skills are required.
  • Ability to take initiative and be a self-starter is a must.
  • Able to multi-task is a plus.
  • Willingness to travel is required.
  • Must be familiar with blueprints, grading plans, improvement plans, landscape plans etc.

Position Location:

  • This is primarily a field position but the main division office is in San Ramon, CA

Compensation And Benefits

  • Base Salary: The expected base salary range is $100,000-$120,000 per year depending on experience paid semi-monthly.
  • Bonus: This position is eligible for an annual bonus.
